C of O
So we are in contract...two different inspectors and now there are missing c of o's. Does anyone know how/where and how fast can we get them? Also if nassau property has it on their description cards wouldn't you think there are c of os?

I know you can hire an expeditor to do some of the leg work for you...I forget how you would go about that though...I would ask the realtor

FYI, depending on the C of Os, your taxes can go up, unfortunately..but it depends. Just something to think about.
Why did you have 2 different inspectors? (just curious)

we had a similar issue and we had the sellers hire an expediter. we got the C of O's in time for closing. talk to your realtor and lawyer about it. Good luck!

We had an engineer who gave the thumbs up and then a structural engineer to look at the extensions. Nassu county has already assessed it with the work done so hopefully they wont go up

You will need an Architect or Engineer. Give this person a call and he should be able to help you.
He will explain the process from start to finish.

Garage conversions are pretty simple, if they were done to code. It all depends upon the lender. Many lenders today want the CO's complete, due to the many defaults. If the lender gets the property back they are left having to update the C O.
Check Nassau properties, if they it is showing a 1 car garage and your appraisal comes in with no garage, the bank may pick up the discrepancy. Best thing to do is to discuss this with your Attorney.
