Anyone have experience with very difficult coop boards?
DH and I are selling or coop. Our buyers have great credit, good income and their application was approved by the management company and is now with our board for approval.
We have heard that our board is giving people a hard time approving potential buyers bc even though we are selling at market price (or slightly above) it is not high enough for them and we fear they will reject them.
These buyers are our only hope bc the market is so bad if we lose them we are worried we wont find anyone else and we would definitely get a lower price (which the board wont approve anyway).
We live in a very small 1 bedroom apt with a 13 month old who is everywhere.
Does anyone have any advice on what I can do if they do get rejected?

The only reason a board can reject a potential buyer is tht they are not financially qualified.
Rejecting a buyer because you are selling at market price is not allowed. Is there a flip tax ? Is that why you have these concerns ?
BTW, I'm on the board of my co-op, and on the resale committee.
