Re: Please Help...looking for website that lists

That info may not be of any real use, though. We doubled the size of our house, so if we happened to buy it, then immediately double it, the price would be expected to at least double, if not more. With just a list of selling and listing prices, it may seem unjustified, without real information about the property.
Someone can also buy property from their parents for less than the true value, then sell it a year later for the full market value. They aren't gouging any potential buyers, just selling it for what it's actually worth.
People also bought the house at a very inflated price a few years ago, and are now selling it at a loss, but that's what the current market will bear.

I would work with a REA and get comps to find out what the current value of the house is, not what it used to be.

I agree 100%.

If you are in Nassau, the mynassauproperty.com website has a "recent sales" tab for each house you look up. So if the house was sold recently, it will come up there.

But that is not a good gauge of today's market value. The market is always fluctuating -- that's why appraisers generally look at closed sales within the last 90 days as an indication of market value. So looking at a sale price from 1, 2, or 5 years ago is not going to tell you anything about current value. And as GoldenRod said - some transactions are not arms' length, some houses have had major renovations done to improve value, etc. Without knowing the circumstances of the previous sales, the previous sale price is pretty much irrelevant.

I always tell my seller clients -- what your house is worth in today's market is not based on what you paid for it, what you put into it, or what you "need." But the reverse holds true for buyers -- what a house is worth in the current market has nothing to do with what the previous owner paid for it.

If your in Nassau, Nassau Properties, if not use Property Shark, sometimes that site will tell, sometimes it will not.

I use them to find square footage for insurance purposes, and sometimes it lists previous sale date and purchase price.
