How does that work?? If you are the seller what do you need to do and what about the buyer.. Is there some sort of website that helps you understand that proper steps?

You definitely need an attorney. If the buyer has a real estate agent, then that agent will still need to get paid their commission. They will either get it from the buyer or negotiate it into the price of the home.
As far as how it works you will negotiate a price with the buyer and once you agree on the price and the buyer does their home inspection, then your attorneys will get involved.

You also need to think about how you are going to market the property. If people don't know its for sale, they can't buy it! There are companies that you pay a flat fee to and they will list it for you on MLS. Selling a house without a real estate agent is not an easy thing. Once you get over the hurdle of finding a buyer, then you are working at a disadvantage because the buyers will likely have a professional with access to information not generally available that they can use to negotiate with. It's also hard to negotiate and price something as personal as a home objectively.
All that being said, it can be done. Here is a link to a blog post from a couple successful in doing so that gives some great tips.

My parents sold their home on their own... They had a sign up with their phone number and viewing was by appointment only. It took awhile to sell but all worked out for buyer - seller...
Personally we plan to use a realtor again when we are ready to list our home...

I would be happy to chat with you about why it's important to use a realtor
FSBO sell for much less then a realtor would sell the house for and close less then 50% of the time b/c there is so much more involved then just sticking a sign in the yard
you are going to end up paying a realtor to represent the buyer- why would you not want someone to represent you?

Completely agree with what Beth posted. Beyond all that agents screen customers to make sure that they can actually afford the property that they are looking at. A lot of consumers see For Sale by Owner and think this means that you can get it cheaper- while actually the seller is usually looking to get more money.
An Agent will help you correctly price and market the home and get it sold faster.
