Another what is your mortgage rate question
For those who closed recently (within last 3 months) what rate did you get on a 30 year fixed and with what lender? Thanks.

Another what is your mortgage rate question
our prequal is at 3.5...we are hoping to get that or lower. We arein NYC I think that plays into it also.

we are in a short sale but we are approved for 3.49. can't lock since we don't know when we close.
We have other rates available at 3.25 and even 2.75 but it will cost me more in closing and other stuff.
Very happy with 3.5 considering almost 8 years ago, we were almost 5 with our last property. Makes a huge difference and going to a slightly lower rate is not going to impact that big IMO

where are you getting 3.5 or less? we are dealing with a broker and she is saying average right now is 3.75 for a conventional 30 year loan w/o PMI.....

We were at 3.5% back in Sept/Oct.
A friend just locked in at 3.5% as well. Rates were originally lower but then they jumped up to 3.75% so when it dropped back down to 3.5% he locked in.

FHA loans will have a lower rate. My customers and clients who are going FHA are getting quoted around 3.5%, but conventional loans have higher rates (but of course FHA has mortgage insurance and other fees entailed that you don't have with conventional loans).
And of course, other personal factors about the borrowers finances will factor into the rate (credit, down payment, etc.)

We closed at the end of Jan at 3.125% no point with WF. Heard the rates went up recently though.

We just did a no cost refinance with Wells Fargo at 4.25...we already have our mortgage with them...the reason we chose to do this is because we are not sure if we are going to sell in the near future, and it didn't pay to pay closing costs and such.

We closed with Teacher's Federal with no $ OOP at 3.1 (with 1/8 of a penalty) 30 year fixed. We originally had BOA but Teacher's gave us the best rate. Teacher's is a little harder to work with and their policies are very black and white as opposed to our first lender, but well worth it.

We were going with Teachers Credit Union back in December and the rate was 3.375 (based on our credit rate we got a bit of a discount). That deal fell through. We are now dealing with Bank of America and the rate is 3.625.

we locked in a 3.375 in January right before the rates went up...now i think they are closer to like 3.5 / 3.625
