Avalon Properties and Leases
DH and I moved to an Avalon property in a rush (Sandy victims - we're not going back to our house) and our lease is up in two months - we have to give our notice at the end of this month.
Overall we've been very happy there but hate that we are nickel and dimed for EVERYTHING. We want to move one more time, into at least a two bedroom and be done with it.
We're pretty set on leaving all together, mainly because I'm afraid that I'll get into a new place there (i'm currently in a one bed) and then a year later, the rent will skyrocket so much that we'll have to leave -- and that's exactly what I don't want to happen. The prices there change daily which is ridiculous.
So...I'm wondering if there is anyone here who has lived at an Avalon property for more than one lease term? What was your experience?

I haven't lived in an Avalon property but some properties allow you to sign longer leases. Is that a possibility?

They do 2-12 months. I just don't want to end up a year from now in a place that raises the rent so high that i can't afford it anymore. And I hear that happens...though supposedly it is only when people don't give notice they're leaving.

When my mom was looking for a new place, we went to Avalon and she loved it - then I started researching it and there is nothing but horrible reviews about their management team. I would definitely move somewhere else.

Re: Avalon Properties and Leases
We lived in an Avalon for 3 years. Our rent went up each year.. a lot. By the time we left we were paying over $400 more a month. Then they hit us for hefty cleaning bills... hello, we were there for 3 years with 2 kids, of course there are going to be stains on the rugs. If you are able to get out now, I would.

Re: Avalon Properties and Leases
I almost moved there two years ago - but did a ton of research first and did not like what I read. The person trying to get us to sign the lease was contacting me practically every day. So..I confronted her about what I heard (re: the rent skyrocketing after year one) and she never called me again. That was all I need to hear - or not hear, for that matter. I would steer clear.

RUN! A friend of mine lives there and is basically stuck, they raised her rent so much after her first year she's struggling to make ends meet, and is counting down the months until she can leave.
