Bathroom Question

My DH and I live in a one bedroom one bathroom 1st floor co-op. We really need to redo our bathroom. I was thinking about not having a tub installed and just having a shower. What do you think this would do the resale value?

It will definitely limit your market for buyers when you decide to sell. Most people are going to want a traditional set up.

I live in a coop and know a few people who did that. My complex is mostly older (retired) people. Is your complex like that? Since LI is mostly houses, I think that most of the potential buyers looking at 1BR coops are either young singles or couples just starting out or elderly people on a fixed income. So IMO, neither of those markets really need a tub.

I would keep the tub - I think not having one would lower your resale value for most potential buyers. (Unless you plan on staying in the co-op for many years - then do what works best for you (why live for years with something you don't want) and deal with the effect on resale value when you do eventually sell).

I am also in a coop and plan on taking out tbe tub and installing a big walk in shower.
The tub is very small, an adult cannot fit comfortably in it. I am also starting to have physical limitations, so not having to step over the tub edge is a big plus.

For the record, I have a 2BR convertable to 3BR.
