Deer Park/North or West Babylon

My husband and I are looking for our first home and we want to be in western Suffolk so we're in between our jobs. Are Deer Park & North/West Babylon good areas? I keep hearing mixed things from people. We are looking at West Islip as well, which I've heard many good things about. I'm just concerned that West Islip has such high taxes from what I've seen, so I want backup areas. TIA!

As a realtor, I am not supposed to give my opinion on good v. bad areas, schools, etc.... but I work with clients looking in those areas. Of the 3 areas you mentioned (Deer Park, N. Babylon, and W. Babylon), most of my clients have W. Babylon (in W. Babylon school district) as their first preference. Most who look in those areas are also open to Lindenhurst.

West Islip is a great area, as you already know. That would definitely be my first choice of the ones you listed.

As far as other backup areas, would you consider Farmingdale (on Nassau/Suffolk border)? Taxes are very reasonable in Farmingdale, and it's convenient to shopping, highways, nice village area.

If you share your ballpark budget (for purchase price and taxes) and how far east and west you are willing to go, maybe we could suggest some other areas to consider.

Deer Park/North or West Babylon

We looked at those areas. We wanted West Babylon or Lindenhurst. Couldn't find what we wanted and got outbid on a bunch of houses.

We ended up in East Farmingdale. The taxes are low and its still Suffolk County.

THere are areas of Deer Park that can get sketchy. Deep Park depends a lot on the actual area.

I agree that of the areas you mentioned, W. Babylon would be my first choice. West Babylon has areas in the N. Babylon school district though. My preference would be W. Babylon schools. I would also put W. Islip above them all though (but I am probably biased as I live there).

Maybe let us know what price range you are looking in. I've seen houses for sale by owner that you may not otherwise know about and you might get lucky and find what you want.

We lived in West Babylon and really liked it there. When we were looking to move to our forever home, we looked mainly in West Islip bc the schools were good. The taxes between the 2 really weren't that much different and we have similar property. 4 bd, 2 bth on 110x118 property. Taxes w Star just about 9k

If you are looking W Islip, there are homes around me, south of Union, that are for sale and taxes are par with W Babylon. Maybe you are looking at homes with pool? Finished bsmt? That will obv make taxes rise.

I grew up in Deer Park and have family who live and/or teach in all 3 of those towns. West Babylon is the best of those neighborhoods. The schools in West Babylon are better than Deer Park and North Babylon.

You can find houses that are in North Babylon with Babylon schools; in Deer Park with Half Hollow Hills Schools; West Babylon with Babylon schools or Babylon with West Babylon schools. If you are set in those neighborhoods, I would probably look for a house in DP with the HHH schools.

West Islip is really nice with good schools. There are some sections that are not as pricey. There are also areas of Bay Shore that are West Islip schools. Is East Islip too far east for you? You can get a reasonably priced home in that neighborhood too.

when I was house hunting I was told to try not to do N. Babylon school district. we ended up in Lindenhurst ... while I considered the school district I didn't give it to much consideration since in theory my DD was only 2.5 when we bought the house and who really knows how the school esp. the high school will turn out in 10 year

Our friends recently bought in West Babylon. The neighborhood seems very nice and they got a great sized house for the money, especially compared to Nassau County.

I've lived in WB for almost 20 years. 2 of my kids have graduated from WBSHS. Love it here.

I think every town has more and less desirable sections/areas.

The location of any of those 3 towns are great and have a lot to offer as far as shopping, activities, restaurants, access to the LIRR etc.

The schools are all pretty similar.

I say, pick which ever town you find a house you love-!!

I love where I am. I am in the numbered section and have nothing but good things to say about the schools, sports, etc.
