Bellmore. Please Help
Hello. Long time I haven't post here...I need some help ladies...We are in process purchasing a house (new built construction) in Bellmore. We are moving from Bklyn. Have no clue regarding to property & school tax. The house is on Bellmore Avenue (right off Sunrise Highway). Is this South Bellmore ? What school district are we zone to? How do I know how much tax are for school?
TIA!

If you're right off Sunrise it is not considered South Bellmore. Your real estate agent should be able to give you info on the taxes/schools....unless you are paying cash, the bank will also know what the taxes are because they will be figured into your monthly payment. They would not be able to approve you for the mortgage unless they are sure you can afford the taxes.
My understanding is that all of the Bellmore schools are good, so I don't think you need to worry, but you really do need to know what your taxes will be before going into contract. It is unlikely that anyone here will be able to give you that info, as many factors influence the taxes on a particular house.

Look up the address on "my nassau property" (google it) and you can see which school district the current owners are paying taxes to and how much they are paying.
ETA: oops I just realized you said it's new construction. I don't think my nassau property will help for the amount of taxes, but it might show which school district.

Re: Bellmore. Please Help
you would be in the Bellmore schools for elementary and Bellmore-Merrick for jr high and high school. It would be Grand Jr High and Kennedy High School. Not sure on the elementary, but I think in that district the school are K-2, 3-5, ETC (not sure of the exact breakdown). Taxes on new construction are harder. The agent should be able to help as well as the bank. Be careful - we are in Bellmore, a little north of Sunrise. There was a new house built around the block from us and the taxes were extremely high.

New construction in Nassau. Wow you are going to be paying through the nose. Expect them to be very high. I'm going to say 16k and upwards..

Bellmore schools are a little weird - kids go to all 3 elementary schools, grand for MS, and Kennedy for HS. Great schools. There really is no south Bellmore. Just Bellmore or North Bellmore. I feel like when people refer to South Bellmore, it usually homes south of merrick rd. In regards to taxes, I'd look at neighboring homes on zillow and see the taxes. My in-laws live not far from there. There house is valued around 490 and their taxes are 8k. Yours would obviously be much higher, I'd guess 12-14 depending on the size of the house. Good luck!

ITA with this since the average for the area/surrounding towns with no new construction is 10-13k

Re: Bellmore. Please Help
I'm about to close on a house in Bellmore, just north of Sunrise. I'd guess your taxes will be about 13K, but make sure to look into STAR, and other exemptions you may be able to take advantage.

For new construction in Bellmore, I would say anywhere from 11K-14K.

Re: Bellmore. Please Help
my hubby looked up the taxes on the new construction house built down the block from us 2 years ago. 20,000!!! I would find out for sure the taxes before buying. That would make a huge difference in your monthly payments
