Bellmore Property & School Tax
We are in contract for a new construction on Bellmore Avenue. Moving from BKLYN to LI. The school that our children will go to is Charles A.Reinhard. Since it's a new construction, the developer/builder did not allow RE Agent or Broker...How do I know how much school tax & property tax are approximately in Bellmore ? We will be moving early next year. Need as much help as possible.

Honestly that would make me really nervous not knowing what I was getting into....especially in Nassau where taxes are already pretty high.
I would call the tax office of the town and see if they can give you some kind of estimate based on new construction in the area.
Is this a deal breaker?

I know Nassau taxes are pretty high compare to Brooklyn and other places. I'm looking for ball park figure just trying to see what are we looking at AND YES! it's a deal breaker.

With new construction anything you get will be an estimate. The builder should be able to give you the estimated taxes but IMO they are never accurate and expect it to be much higher.

There are so many factors that will play into it, but you can look at the taxes of neighboring houses. Are any new construction? But figure that in Bellmore, $15k is a pretty typical tax rate.

For new construction, I would estimate around $12-15,000 as well in taxes. You should be able to call the town of Hempstead and give them the address of the house where you are building and they should be able to give you an approximate figure. They have to have the builder's plans on file.

Honestly, if this is something you don't think you can afford I would take it as a sign and try to back out now.
Many people are priced out of Nassau because of the taxes and you have to remember that a given is they most likely will rise and not fall in the years to come.
Your other option is to look for new construction that is complete already.
My SIL recently did this in Nassau.

You won't know the final tax assessment until about a year after you move in. You should be able to get estimated taxes once construction is far along.... Plans submitted and approved.
You can also call the Nassau County Assessor's office. I have, and the level of helpfulness depends in who you speak with. They won't be able to give you an exact number but they can tell you the process for how they'll be calculated.
This is definitely a downside to purchasing new construction. Taxes are a question mark.
Taxes for new construction are high, even without finished basements (which the builders never do, to avoid even higher taxes). If you are buying one if the homes just north of Merrick Rd on Bellmore Ave, I'd expect the taxes to be in the 16K range, give or take.
