East Northport (Numbered Streets)

Hey all, wanted to figure out your thoughts and comments on this area of E. Northport.

6th Street (all streets south of Pulaski)

Today we checked out the "El" section and really thought it was a lovely area but the taxes were in the 9-10k range, a little out of our budget, but really a nice area!

We are interested in hearing from people in this area:

Or 2nd Avenue West

Third Avenue

4th Street

This is in the 5k range of taxes. Better for us, but is the area okay for kids to be outside? Are there car break ins, burglaries, etc?

Honestly I don't know what you want people to tell you other than what we already have. East northport in general has low crime. Great schools. Other than that you have to decide if you like a house a street on your own.

No one will have the same exact opinion on things as you.

The area is nice, houses are closer to each other so for the size of that particular property that's a pretty nice home. School district is good, the huntington township it's in is great. I haven't heard of any crime and couldn't say stuff like that never happens. I do drive through the area and found a lot homes neat/kept well. I've seen the smaller homes dormered and look great. I personally think it's wort a visit to see yourself and get a feeling about it.

Understood. I'm just looking to hear from people who actually live on those streets and could tell me what are the more safer streets and I understand that certain places aren't really safe or unsafe but to raise a kid and to leave my wife at home alone until 2 AM I would rather be in a place that is safe and it has little to no break-ins. That's why it's important to me to know what is where and what's the better areas of East Northport when it comes to "the grid".

My fiancé and I actually went there yesterday and we really liked the area. We did not like anything north of Pulaski. We thought some of the numbered streets areas south of that were well kept but then some areas not so much.

We really liked the El Section but the taxes are fairly hi there. Around 10,000 maybe 8 1/2 to 9000 with star.

I think I read in another post that you decided not to buy until early 2017.

I understand your concerns, but at this point, I think you are getting way too granular about your search since you won't be buying anytime soon.

I help many buyers, looking in all price points and in all areas of Long Island, successfully buy homes, and here's my advice:

Research areas now and try to hone in on where you want to be. This can include reading up on school and crime stats, driving through neighborhoods, going to open houses, going to community events, etc. In nice weather,you will probably see people outside, and maybe you can chat with them about the area or the particular street you are interested in. Then, when you are ready to buy, you will have an idea of where to focus your search. But I doubt that anyone, on LIF or in real life, is going to say that they live on a street but it's run down or unsafe... Unless they are looking to move!

When it gets closer to the time you want to actually buy, I would first go to a mortgage lender to find out how much you qualify for, your loan options, etc, and get a preapproval letter, which you will need to make an offer. It is very important to get the financing piece in place ahead of time, no matter how great your credit or how low your debt. It's a must-do, prerequisite to house hunting.

I would also find a real estate agent that knows the areas in which you are searching and can guide you through the entire process.

You are asking really detailed questions now, but things can change in 2 years! Granted, very safe areas don't usually become crime-ridden, and high rated schools don't usually crumble to the bottom of the rankings. But things do change -- like maybe the deli you weren't crazy about in one area will be gone, or something else will be in it's place. When I bought my house, there was a small beloved public school a couple of blocks away that neighbors raved about. It closed a couple of years after we moved in and now my son goes to a much larger elementary school that he has to take a bus to. With the level of detail you are applying, you may just be wasting mental energy on things that will be different in a few years. There may not be any houses available on a street you like in 2 years. Or market conditions (rates, home prices, etc) may change, making an area that's affordable today less affordable in 2017.

As far as taxes, if taxes are lower in certain neighborhoods or certain streets within the same town and school district then others, it's because the houses and properties are smaller and less improved upon, keeping the assessed value lower. Smaller houses generally equal,lower taxes as well as lower prices (again, within the same area - one school district may have drastically higher taxes than another, of course!).

Finally, while it's important to do due diligence as a buyer, you want to fully vet your sources of info. Statistics can be made to do anything. So as others have said, in a safe area, a "higher crime" street may be a petty property crime pm such as vandalism. Maybe there were zero instances of crime on one street, and someone's car got keyed once in 2014 on the next street over, making that a "higher crime" street. You have to look into it.

The Megan's law website is a good source of info to see where registered sex offenders are living in an area ( and if there are any).

We did not like 25A area. Too far north. South of Pulaski and obviously north of Jericho Turnpike and around the area of Elwood Road going east is what we would prefer.

Also for the cost of a home in the 300s to the budget up maybe early for hundreds what other areas could you get a nice size ranch in nest East Northport? Melville? Commack?

I know people are going to say a lot about the higher taxes in Commack but I have found upon research that there are certain streets where the taxes are maybe 8000 a year. I think this is behind the mall.

Melville would be nice but obviously we are priced out of the really nice areas which would probably be about 500k and up.

I'm confused by your comment about Kings Park. For the area where the town center is I agree that that might not be such a great area.

But when you go east of the school on the south side there are some really great homes in the late 300s into the mid to late 500s. Taxes 9k - 11k

You didn't like anything north of Pulaski and the 25A area? Chat Icon Chat Icon Chat Icon With that said, I DEFINITELY would not recommend my area (north of pulaski near 25a) over an acre of land, cul-de-sac, super private, VERY safe, close to shops and parkway.

The link to the house you posted in your first post looks spacious but definitely needs updating. Lot size is big but not very private being that it is a corner lot.

You have been given a lot of good advice on ALL your threads. You need to focus on one particular town that you love. You seem to be a bit scattered, indecisive, not to mention offensive. We can't help you if you can't even make up your mind and listen to our suggestions.
