Thinking of redoing bathroom...what is best resale wise?

We have a ranch with a deep bathroom. We also have a full bathroom in the basement. I was thinking of either a) redoing the whole bathroom, removing the tub and doing a large walk in shower; or b) reconfiguring the plumbing and making the bathroom smaller and turning the extra space into a deep closet for the master bedroom; or c) same as b but use the space to make a small master bath (toilet and sink).

I have a full bath in my hall and a master bath. They back up to each Other. My hall bath is very large and has a linen closet On The OtheR side.my master bath is a vanity, toilet and stand up shower. I wish that my master bath did not have the shower in it. But I would never take the shower out. I don't think know a master bath without a shower is desired by anyone. I would prefer if my hall bath was moved down a bit (combined with linen closet) and then the master shower could be made bigger.

I would just redo it as it is. People wow hate to go downstairs for a tub. And I would rather have a larger bathroom than a closet.

Out of your options, I would do (b).

A half bath in the master doesn't really add value. Most people don't see the point. A half bath is great for guests, but people want to be able to shower and get ready in a master bath. When my buyer clients see a half bath in a master, the first thing they want to know is if there's a way to add a shower.

Also, most people want their main bath to have a tub. This is especially important to buyer with young kids, or who anticipate having young kids. A basement bathroom is great, but going down to the basement to bathe kids or take a bath is not going to appeal to buyers who need or want a tub.

But I would consider the pp's suggestion of just renovating the bathroom with it's current dimensions/layout. Most buyers like a large main hall bath. Unless it's really ridiculously huge, and/or your master lacks adequate closet space, I'd probably just renovate the bathroom as is for the most "bang for your buck."

I would never eliminate a bathtub on the main floor of a house. It was a dealbreaker for us on several houses we liked. I don't know if I will be in my house forever, but when I was buying, we had to have a full bath on the main floor, in the event that we stayed until we were older and couldn't do stairs anymore, or if someone were sick or injured and couldn't do the stairs.
