buying a house- nassau county
My husband and I are looking to move. We would like to stay on the south shore (Wantagh, merrick, bellmore). We are now considering Seaford. Can anyone give us some information about the area and the school district? I don't know much about the area. We are not looking to go south of merrick road (probably not south of sunrise too!)
Your thoughts are welcome in regard to the other areas too! All help is totally appreciated!! thanks...

What would you like to know specifically? It is a nice area with good schools. Train line is convenient on the Babylon line. It sounds like the area you are considering north of Sunrise Highway is the Seaford Manor area which is a nice area. I would message Christine Braun, the realtor on here, since she is very familiar with the area.

We bought just north of Sunrise on the south shore last summer and looked in the same towns you did. I don't have kids yet, so no firsthand experience with the schools but I haven't heard anything bad. If you commute to the city, be prepared for everyone to tell you the commute is just wonderful. They're either lying or don't live here. The commute is miserable.

We bought here 3 years ago. DH takes the train and has an easier commute from seaford than he used to from bellmore. We love te people, the location, the neighborhood.

Hi. I grew up in Seaford and graduated in the mid-90s. My parents are still there in the same area you are looking. In fact, the house next door and across the street are for sale, I can send you the listings if you're interested. I might be biased, but my favorite part of Seaford is North of Sunrise and south of Jerusalem. It's such a great town! My sisters and I all moved out of Seaford and all want to go back. I still have a ton of friends that are raising their children in Seaford and are still very happy with the school system. I don't work in the city, but the few times I have had to go in for work I have caught an express on the way home. The first stop after Jamaica is Seaford. The Babylon line hardly ever has transfers at Jamaica, so it's great for commuting.

I live here and don't agree with the above. Commute is fine and easy for LI standards. I pay 3 bucks a year to park. Husband goes late and parks in neighborhood, walk is about 5 blocks. My train goes directly to penn, no stops. Elevated tracks mean less delays as no downed trees, hit cars etc. my train is less than 45 mins to penn, you really can't get under 35 in Nassau that I'm aware of. Many other stations have almost no parking. We looked at a lot of towns. Having to walk 15 plus mins to train station easily cancels any time saved due to 5-10 mins less on the train.
Commuting overall stinks and there are delays from time to time. However I'm not aware of much easier options in this general area. It's the subway part of my commute that I don't like.

My GF lives in Wantagh which is north of Sunrise. She lives on Cherrywood. Her block has basements and also basements on Mark Allan. There is a house for sale on her block. She said her school district is Levittown school district . Wantagh school district is 25. So be careful. My other GF lives in Seafotd behind the police department. She just loves it there.

Also my GF use to love bicycle riding with her 3 boys along the Wantagh Parkway bicycle path.
This is what she just texted me--. I'm school district 5. Wantagh is 23. They may want to be careful with that. My kids did fine in Levittown though Wantagh is much better but the houses are much higher in Wantagh-school 23.

Seaford schools are generally on par with the other towns you mentioned. I'm an educator and did tons of research, and we looked Merrick/bellmore, wantagh, seaford school districts. Just be aware that a decent amount of seaford is levittown or plainedge schools.

The main issue with the LIRR on the South Shore is that you go through Jamaica. I grew up in Merrick and that was usually the issue. I'm on Pt Washington branch and even though Penn is the worst, the actual train ride is fast with less issues. I also walk to the train so I don't worry about parking bc there's not much here in Great Neck.

I live in Bellmore (and grew up here) and it's a great area. DH and I both commute to the city every day via LIRR. The express train in the morning is 43 minutes and the only stops on the train are Wantagh, Bellmore and Merrick so we always get a seat, and it's a quick ride.
Bellmore schools are very good, great libraries, close to Jones Beach, lots of good restaurants nearby. Overall - great place to live. Feel free to FM me for any questions about the area.

I am in Seaford. North of Sunrise, South of Jerusalem. It took a long time to find a house over here and be in Seaford District. I watched MLS and had a realtor that was using the selling agent on Wantagh/Seaford houses. My Parents and Sister live in Wantagh, we grew up in the Woods. Love that area too, just a bit pricier. so far I really love Seaford. I also work in EI and CPSE and Seaford has a great program. feel free to FM me if you have questions :)

Also, in response to the LIRR, my husband takes it everyday. He takes the non stop express and is in the city under 50 minutes. He sometimes takes atlantic terminal which works because hes down at world trade. The branch has some issues over the winter but all in all we have been lucky the past few years :)

Almost my entire extended family lives/grew up in Seaford and still live either there or in Wantagh. They loved it and still do. It seems like a very close knit community and a great area. As far as the commute, you can't get any better than the Babylon line.

We were looking into this area too. The school district is smaller than the others, which we liked. There won't be a ton of inventory because the school district itself is zoned for a long, narrow patch of land. But it's stats were comparable to N. Bellmore/Clarke HS in EM (which we were also considering). It seems very nice, and there were lots of young families in the areas we looked.
Some of Seaford goes to Plainedge and some to Levittown.
