When selling your home....
Do you need to leave curtains/valances? Ours are not custom (pretty cheap actually). But we wanted to bring them with us since they match our stuff. My friend told us we need to leave them????
And what about curtains and curtain rods on sliding doors??

When selling your home....
Put in the contract at you are taking them. The people we bought from said that they were taking all the fixtures, etc. I just feel that it should be in writing so there is no confusion. Our sellers ended up leaving their custom curtains because it wouldn't fit in the new house, but initially they stated that they were not.

We left any window treatments that were specifically fitted to the windows - for example, blinds or roman shades. But we took all of our curtains and curtain rods. The curtains were all just panels that can fit any window and they match our couches and such....I wasn't leaving those.

When selling your home....
You are supposed to leave blinds but as far as drapes/curtains etc, those you take. We were told that we have to leave up the mountings though. So we can take the rod but not the mounting - thought that was a bit odd.

When selling your home....
I have a custom made iron rod that I'd like to keep. So, if I put it in the contract I can keep it? Or can I simply replace it with another, but non- custom rod?

I always recommend disclosing any exclusions upfront -- when it comes to major items (appliances, chandeliers/big light fixtures), it can really factor in to what someone is willing to pay for the home and how they negotiate with the seller. And there are less hard feelings/misunderstandings when it's disclosed upfront. So if it's an MLS listed property, put any exclusions on there (there's a field for them) -- e.g., custom iron curtain rod in the living room.
When my seller clients exclude something, we usually offer alternatives. Usually, the seller will replace something like a light fixture or window treatment with a basic alternative to just practically do the job until the buyers can select what they want after they move in. I've had sellers exclude things like washer/dryer and then offer to either give x amount of credit to the buyers toward a new one, or replace with basic model washer/dryer. (In that scenario, buyers opt for a credit so they can get what they want).
A curtain rod is fairly minor, so you may just be able to exclude it and take it and leave nothing. But if you replace it, you don't need to go high-end - you just get something inexpensive and functional that will do the job (again, until the buyer can get in and replace with something of their choosing).
And everyone is right that, at the end of the day, the contract governs. So regardless of verbal conversations or MLS listing representations, you MUST make sure any exclusions are in the contract (and as a buyer, if you want something specific -- a credit, a replacement -- that agreement should be memorialized in the contract or a rider, too).
