real estate agents really suck
sorry to all those who are in this business, but really, I find all of them horrible, they never want to assist in looking for a rental. They have home owners increase the cost, this way they get a nice fee but do very little work. JMO

real estate agents really suck
I might get jumped on for saying this, but I've bought and sold houses in Atlanta, Seattle, and NC and the ones we experienced here have been the worst. Hopefully when we go to sell our house we'll be able to find a decent one that isn't all about their own commission.

That stinks b/c the realtor biz is all about referrals and I'm definitely not going to refer the people that we worked with.
Our realtor in Seattle was probably the best. He understood the referral aspect of it. Once a year, he would treat everyone that bought/sold a house with him in the past year to a dinner cruise on the Sound.

two people I tried to work with I used the name of the person who gave their numbers, she is in the business not for rentals. Both were like, you can look thru the ads yourself or the pennysaver. They wanted me to spend more money on apt than I wanted, so they cant help. A third person was from a friend, that person never even replied to my emails, even they the person referring reached out to her for me again.
When you find a place on your own you still have to pay the agent, and that sucks too!!!!

Exactly! When we moved here we went out with the realtor but we also went to every open house on our own (which was a whole other realm of running into shady realtors b/c they said that since we showed up to an open house without a realtor that we were theirs.  ) We ended up finding our house on our own from an open house but still had to use the realtor for negotiations, etc. To top things off, we felt we were being screwed b/c it's in both realtors' best interest to make us pay as much as possible for the house so their commission is higher.
Supposedly the owners were jerking us around on the negotiation and we were trying to come up with strategies to get them to stop stalling. Our realtor was even surprised by some of the stuff we suggested b/c he'd never heard of our tactics (even though it was common in the other states we lived). Needless to say, I won't be recommending him to anyone.

why do you as a buyer have to pay the seller's agent if you're not working with a buyers agent?

I don't know - it was really weird. We went to a particular open house and then went back a few weeks later to the same open house. The seller's agent basically said that since "she saw us first" (we had no agent first time but had signed with one by the second viewing) that she basically owned us as a realtor. We thought it was weird and said we never signed with her (just the sign up contact info sheet when going to the open house) and told her that it's a conflict of interest for her to be the seller's agent and the buyer's agent.
Our agent had to call her up and settle her down b/c she was quite insistent that if we bought that particular house that we couldn't use our own realtor.
That was a weird welcome to LI!

why do you as a buyer have to pay the seller's agent if you're not working with a buyers agent?
You don't (or shouldn't, anyway) if it is a sales transaction. The seller has a contract with their agent to pay a certain percentage pf the sales price. If you have a buyer's agent, the commission is split between the 2 agents. The buyers do not pay for either agent.
If you are looking for a rental (the OP), then you will likely pay the real estate agent's fee, if you use one or if the landlord listed with one.

Sorry, I feel for you. I used an agent to find my 1st apartment. Chasing down ads was difficult. There would be so many people responding, that I was never the 1st one to put a deposit on a good one. I tried multiple agents and most were terrible (basically lied about the things they were taking me to fitting my criteria and wasted my time). Finally, one agent brought me to 3 good possibilities and I picked one. I would try to look up his info, but it was a very long time ago and not in the area you're looking in.

What did your buyer's agent say about the situation? We go to open houses on our own and many times sign a disclosure that it's the seller's agent showing us. We never sign anything that says we're working with them or that we can't use our own agent.

So true.... And the lies..... In a mess now because the sellers agent LIED to us...
This is not ALL real estate agents, but quite a few... I have dealt with my deal of liars over the years..
