Pros/cons?

Looks like low commission. I'm usually in the camp of you get what you pay for, but from past experiences I'm reluctant to use a sellers agent to begin with.

Are you referring to the 1% listing fee? Read the fine print. That doesn't include commissions. I don't think it's cheaper to sell with a Redfin agent. Go with a local agent who knows your area that you trust.

I think it comes out to 3.5% The listing agent on the house we bought was a Redfin agent. He also sold our neighbors house which we were in a bidding war with the current owners. I had my home’s previous owner over the other day and he said he was extremely happy with him. I would go with someone based off of recommendations vs someone that takes a lower commission.

It would be 3% total. We're appearently in a lower commission market.

I'm torn. The thing is, I'm at the point where I don't even want to use a sellers agent. We've been through this proces a few times already and I honestly found our sales agent almost useless each time.

My guess would be the buyer would have to pay their sellers agent to make up 2%. For example if the sellers agent gets 1% the buyer would have to pay 1% to their agent.

Why don’t you sell yourself if you have done this before and have knowledge?

So really you're talking about 1%? It's not worth it to save 1% IMO.

If you haven't liked your agents, then find a new one!

I wouldn't personally sell without representation.
There are too many decisions and pitfalls, plus negotiating! We've bought, sold, and are now buying again, and we used Christine (on this site) all 3 times. Have you considered talking to her?

I haven't. I have a consolation this weekend with Red Fin. It's a fairly decent savings to use them or go FSBO...maybe I'll reach out to her if we decide to use a broker. I might try FSBO and see what happens. I honestly think out home will sell very quickly. We just bought it a few months ago and there were multiple offers all over asking, since then the inventory has dropped even more in our area.

I think they take 2% for the buyers agent or we pay them directly. It's really only a 1% savings, if you find a realtor who takes it on for 4%. So not a huge savings, we'll I guess that depends on your sales price and your definition of huge.

Thank you for the recommendation!

Bunnyluck, let me know if I can help. I often meet with sellers who are considering going the FSBO route, so I'm happy to consult with you, no obligation.

Given that you said you have used a listing agent before, and found them to be useless or disappointing, I'd definitely want to know more about that. I'm very honest and upfront ... I think it's key for both agent and client to communicate and set expectations. You should definitely talk to a few agents, including Redfin, if that's appealing to you, to find out what each one offers, and with whom you feel comfortable.

If you want to contact me directly, it's [email protected] orv516.587.7618. I'm happy to chat or answer questions!
