Anyone currently looking in Commack SD?
I moved to Commack a few months ago. I feel like the town is filled with mostly hi-ranches followed by some splits. I think all parts of Commack are good to live in but north of Jericho turnpike has a quieter feel overall and mostly half acre properties. South of Jericho varies with 1/4 - 1/3 acre properties mostly. We wound up in the 'candy' section by the high school and it is very quiet and what we were looking for.

I used to live in Commack and when we were looking, I called it the land of the hi-ranch (which was the only type of house I definitely didn't want.) But there are lots of other styles - everything from small ranches to large colonials. (We wound up buying a colonial). There are no bad areas of Commack - only thing that turned us off of some houses was if they were too close to a main road (for noise reasons). Otherwise, you can't go wrong with any part of Commack

Lots of high ranches and splits but also capes, colonialism and modern construction. No bad areas at all. Some areas have smaller houses on smaller lots, others have bigger houses and more property.
But it's divided into 2 townships. So for instance, I can't sign up for library programs at the library down the street because it's Huntington. I have to drive to a Smithtown branch. I also can't get into Huntington breaches while my friend can't go to Smithtown parks. Same schools but different highway departments, different garbage pickup, stuff like that.

Thanks!!! I'm thinking of looking North of Jericho (near Burr) and East & West of indian Head road. I see the prices are higher around Indian Head compared to houses near Burr. But than I see a few houses near burr that sold last year for 850k-1.2 Would you pay that much to live near burr?

Both are good areas but the ones near Indian head might be bigger and it's quieter. What houses went for that??? That's a lot!

One house on Dryden went for 850 (I think) and one on a street near Dryden that went for over a million.

Those prices are NOT typical for that area..I mean, it really depends on the house. There are little pockets by burr that are huge houses with underground electrical that go for that but a majority are anywhere from 450-700.
The Indian head section has very expensive houses by annandale. Those go for 750 and up.
But they are very different areas. Burr to me is busier because of the schools nearby. I mean, you have 3 schools within 2 miles. The Indian head area is not near much so it's more quiet. Although it is a bit industrial add you head towards kings park but it's a tiny portion of the road.
