Cost to convert garage Into small apartment

I know there are variables
I’m talking Avg size 2 car garage, basic either studio set up or add a wall for Small bedroom As well - full bath, small kitchen w sink & hot plate

Long story Short my sis is considering converting hers to put my mom in there because at just about 81, it’s looking like she can’t be on her own anymore. And them 2 living together without separation is NOT good for either of them.

So idea on pricing for those who have done this? Google is giving me a range up to only $20,000. But that seems low to me

Your biggest costs will be the plumbing, electrical and heat. If you are adding a bath, I would think the total cost would be more. Our bath Reno of existing plumbing was ~10k. You really need a company to evaluate because adding a heat vent without a zone isn’t too much but you may need a new zone. If you have plumbing in a wall that could be tapped into, that makes it more reasonable too.

Sorry this isn’t much help but 20k sounds cheap for the bath plus other needs if you are asking for my gut reaction.

I got a few estimates last year to convert our 1.5 car garage into a small apartment without a kitchen. Just a studio with a bathroom and some counter space for a hotplate, a microwave and sink (for permit purposes they call it a "wet bar"). The lowest quote we got was about 60k and the highest was about 80k.

The other thing to consider would be the permits required and any subsequent tax increases

That's very true. If you decide to take the risk and do it without permits, make sure it's all done up to code. That way if the town ever catches wind of it, it won't be a nightmare, it's just paperwork. If it's not, you run the risk of them telling you that it all has to be ripped out and redone

My neighbor turned her detached 1 car into an Amazing apartment for herself and gave her kids the house. The apartment is incredible. It has high ceilings so it's very spacious. I know she kept the existing footprint so the taxes didnt go up as much as you would think. I wish I knew how much but I wouldnt dare ask. It's so doable though....

That sounds like about what I figured. More so like 40-50 because it’s not on LI. It’s in NJ. Prices aren’t as astronomical where she is.

There is a bathroom on the opposite side of one wall, so they can tap right in there for plumbing and obv there’s already electric in there, just have to cut through new Sheetrock and possible run wire to new wall if they decide on making it have a sep bdrm space.

$70k ish. My neighbors did a garage conversion with no kitchen or bath and did include some small stuff around the House and paid 70k

Insulation has to be a big cost. If the room already has electricity then that should not cost much. My garage already has plumbing so, again it would be adding in the fixtures. I would think you could do a basic kitchen and bath for $20. Insulation for $8k. Are you switching the garage door to a wall with a second entrance or adding a side door and keeping the garage door? It might be better to add a side door to the garage and wall off the garage door.
