Does rent increases happen now
Honestly with the situation we are in , was expecting lease renewal without an increase this year . They sent us a renewal with 110$ increase IMO it’s ridiculous It’s run by a management company, not individual
We are going to talk to them but ...

I don't think there are any specifications in the current laws that say they can't. The only thing I've seen is that they cannot evict you until August. If you are renting from Fairfield, it's highly unlikely that they are going to work with you.

Yes. My brother decided to buy a home and move because of the rent increase in April. They are fully allowed to do this.

Yes. My sister & her husband just moved because of this. They closed on their house in November but it needed a lot of work & is uninhabitable. Their current lease ended May 31st & they wanted to extend for 6 months. The rental company would not work with them.

I'm not really sure why you wouldn't expect it.... If you are unemployed right now I would appeal to them and see if they will waive it but if you are not unemployed presumably you just got a stimulus check and were not even affected by COVID.

Not everyone gets unemployed. People are working with paycuts But thank u for the response. We will talk with management. Unless someone is renting who chimes in..

We were at a Fairfield and they raised us over $200 a month at renewal, that is when we bought our house. Our mortgage is less than the rent they charged for a crappy apartment. They will not negotiate at all.

Not being snarky at all so don't take it that way, but I don't know why you wouldn't expect an increase??? $100 a month increase is the norm in this area...they are a business, their goal is to make a profit.

why should it matter if it is a sibling or close family member where you 100% know what is going on vs a person who is renting? I know that my brother and sil were looking to move, covid made the decision for them along with a huge rent increase. They got the rental company to agree to go month to month and they are closing this month.

We bought our first house 6 years ago, we rented for 1 year before buying, I got the renewal right before we decided to move and my rent was being increase $114 a month, we rented in Heatherwood. I think when we rented they gave us something that stayed what we could expect as a capped increase yearly but that rent was raised yearly, I don’t remember what the % was though

I'm not following... to me it sounds like she did not want to hear from people unless they rented now. Maybe I am reading it incorrectly.

Perhaps if you negotiate a 2-year lease it will help keep the increases down. They like to know their apartments will be occupied, so that may improve your odds when negotiating.

There were no laws put into place where places can’t increase rent due to pandemic, t’s up the landlord or the management company. I think it’s all relative. Everything has increased, food cost, my taxes went up, etc.

My property taxes will be going up, regardless of COVID. Unfortunately, not all increases/costs can be kept at bay and I'm guessing your management company is facing increased costs just as they always do as well. Good luck trying to negotiate! Under the circumstances, it would be better for them to keep you as a tenant then to let it sit idle as may happen since so many people ARE faced with financial hardships right now.

Thanks , we will see what happens Yes I see property taxes going up now as school budgets are being passed . Not planning on buying a home, though probably we should have done it a long time ago..

Yes but landlords also budget for expected vacancy when they are doing their projections. They are not going to set precedents by lowering rent for one person because word can get around and then everybody will want a "deal".
These firms are usually tight and don't budge. Maybe you can't pay your rent they will offer to defer payments vs. eviction (which they can't do now anyways). But don't think you can go in there and ask for a reduction in rent because you know there are 10-20 units still available for lease. That doesn't matter to these large firms.
