We all want the perfect home, but more frequently than not the ideal abode, comes with a less than ideal price tag. Still, somehow the housing market continues to flourish and according to the experts, it’s because the pros know more about appealing to our senses and selling than we do.
In fact, they suggest that when it comes time for you to “sell” it’s imperative that your home not only stimulate the visual senses of your potential buyers but also their emotional senses and attitudes. And, it’s your job to make them feel “right at home”, to increase your home’s saleability.
Here are a few timeless tips to help increase the emotional appeal of your home:
· Keep lights on to help generate a warm and inviting glow and to remove shadows.
· Wipe down windows making sure they are “squeaky clean” then open the curtains or blinds to let in more light.
· Tidy up, especially in the kitchen and bath areas. Make sure surfaces are sparkling clean, free of clutter, and that there are no dishes in the sink.
· Make sure to make beds, put clothes and shoes in closets, and pick up nay toys or clutter.
· Get rid of any distracting visual impairments to the buyer’s judgement. For instance, allow the buyer to picture this as his/her home by removing YOUR family photos, portraits, or teen posters. Some generic artwork however “may” add ambiance as long as it’s not overkill.
· Make closets appear bigger by emptying out completely or by emptying of items or garments you aren’t currently using or in need of.
· Add ambiance and create a relaxing atmosphere by piping in or playing soft music.
· Create a “homey” atmosphere by filling your space with sweet scents such as freshly baked bread, cookies, or good potpourri.
· Make sure to rid your home of any pet odors and keep pets safely out of the way when showing your home.
· Tidy up the basement and the garage and neatly stack boxes being stored in either place.
· Increase appeal by making your home more “charming” via fresh flowers and thriving plants.
And, experts add, if organizing your home for selling purposes on your own, is too much or too overwhelming you can contact your agent for pointers and suggestions, or you can hire a professional who specializes in prepping your home for sale.
