Semi inground vs inground pool
Can someone please help me with some pros and cons and mst importantly price. If we were to do semi inground we would want some sort of decking around it do pools cone with that option or do we need to do that on our own Thanks!

I don't have either, but just wanted to share this since I didn't know about it & found it interesting.
My cousin lives in Stony Brook & just had a semi inground installed. It turns out that in his town you don't get taxed on it if the pool is a certain height above the ground. They were considering getting an inground, but opted for the semi once their pool company told them about this. I imagine it's something that varies by town, but it's probably worth looking into when you're considering which to choose.

My insurance rep told me if there is a diving board that is considered a liability and can increase your home owners insurance. Not sure how much, just something to consider since semi-in ground won't have one.

that's true on the taxes for Brookhaven at least. They only view 2 types of pools - inground or above. The key for the semi is that is needs to be 24-36" above ground. Forgive me I can't recall the exact number.
We bought our pool separate from the deck. Lots of companies offer a package for the pool and deck but we wanted trex and something specific to best fit our yard. We use McCormack Irrigation to do our deck and we're thrilled with it. He and his team did really nice work and is a vendor on this site... always with rave reviews.

on a semi inground you are allowed to go 18" to 24" into the ground depending on your town anymore you are a permanent structure and get taxed. On an inground pool your taxes go up and so does your insurance

Semi inground vs inground pool
We had a semi-in ground installed this summer (but haven't done the decking around it yet.) Our pool is 15x30, but there were larger and smaller sizes available. Installation took about 2 days and in our town (Smithtown) you are only taxed if the pool is more than 2 ft. into the ground. The price was about $5000-$8000 less than an inground (not exactly sure), for just the pool, not including decking,patio, etc. We will have the deck done next spring, before pool season. We installed our inground pool this February. Our taxes will increase 700 dollars. We opted for no diving board. Our water table is too high, so we couldn't go down 8ft since we are on water. Regardless we didn't want a diving board. Style wise, our pool is what is often referred to as a "hamptons style pool" rectangular with 90 angles. Blue stone coping all around and grass all around with no additional masonry Our home owners will not go up due to lack of diving board.
Pool was 25k (concrete pool) Heater 3k Salt water system 3k Bluestone coping 3k Pool alarm for inspection $500 Permits, demolition permits or variances. Depends on your situation We didn't have to dewater. That can be 5k+
Don't forget $ for your masonry for patio, chaise lounges, dining set , landscape, landscape lighting. Those can vary depending on preference . The total cost for our pool just keeps going up and up and up....Best wishes.

Concrete as in gunite? Or is concrete different? Do you have any issues with your feet getting cut up?

Here is the process in brief. The concrete was poured into forms(a rectangle), the concrete dried, the forms taken off. There was a rectangular basin in ground, after plumbing was installed then sand was put at the bottom of the pool. We have concrete stairs going straight across the pool. A padding was placed there, not sand. The liner went over that. It is very soft to walk on. Some companies use vermiculite. More maintainance is required with gunite and its rough on the feet. Marble dusting is redone about every 5years at a cost of about 5k. Liner gets replaced approx 10-15 years at about 3k.

BTW, were you able to do lighting in the pool? I want a similar structure, but would like some fountains, lighting and I really want an automatic cover. We did very basic lighting and no fountains just like my picture. initially wanted some small fountains but found a few photos and basically had the pool builder and landscaper recreate it exactly. I initially wanted the fountains that your photo shows coming from the left side of the pool. our pool builder advised against it because they get clogged and need maintanence. we decided against it but i doubt they are that problematic. they look beautiful. Also many of the pools that I modeled ours against were gunite. In order to recreate that same look, we installed a grey liner, which is the closest to the gunite pool. It reflects the same color. We also did not put a border one the liner. I never wanted one. It's not my preference. Also our skimmer, returns and bottom drain are grey, matching the pool liner exactly. You can't even tell its there. We saw many pools with dark blue liners and white skimmer, returns and jets. My first thought was can't you just special order it to match the liner. We did and you can't tell the difference between the liner, the skimmer, return and drain, especially when the pool is still. If you have a pictures and ideas, show it to the builder and landscaper and they can put it to reality. Also be sure to cover the skimmer cover with the same stone as your coping or masonry. Ours is bluestone. It will look much nicer. For us it's a huge difference since we intend on keeping grass all around. We wanted to pool to blend in with the landscaping. We were going to do the automatic pool cover. We were quoted for 10k. Our landscaper advised us to not do it because our water table is so high since we are on the beach. If mechanical issues arise due to high water tables, we would have to remove the coping and reinstall it each time. We said no to that cover really quick, sadly. Elephant cover it is! If you don't have water table issues, go for it. In the end I'm type A control freak and it came out pretty much exactly how I wanted. Here is a great website that I used. Same here! We got ours last October. We are probably in it for close to 40k and it keeps going LOL But our yard came out like a resort and we are really enjoying it. Good LUck!!
PS We did the pea shooters like Chathams pic. The cost was pretty minimal and it really added that extra pop.

Slotted wall. I believe they are supposed to have slot walls when being put in the ground as that is stronger. An above ground pool should never be buried - it has to be a pool made to be a semi

Slotted wall. I believe they are supposed to have slot walls when being put in the ground as that is stronger. An above ground pool should never be buried - it has to be a pool made to be a semi
I don't know the difference between the two, but I do know that our semi-inground was specifically made to be a semi-inground. It was not just an above ground pool that was sunk into the ground. I would only use a pool made to be semi-inground for that purpose. I would not use an above ground pool as a semi-inground

Thank you, I’m getting a conflicting information. I’m told that a rolled wall can be used for semi inground as long as one side is not being used as a retaining wall. I’m wondering if there are rolled wall pools made specifically for semi in ground installation.

Just make sure you are using a reputable pool BUILDER... someone who builds both inground and semis and has good experience and gets proper permits. In other words do NOT use Island Rec. They will steer you correctly
