FHA mortgage rates

We closed prior to the FHA change regarding PMI. We closed at 3.5%.

Re: FHA mortgage rates

I also closed at 3.5% but it was a year ago and the rates have jumped up quite a bit since then.

Wells Fargo's website is saying 4.375% for a 30y fixed. I don't think the rates vary all that much from bank to bank.

FHA mortgage rates

We closed end of February and our rates were 3.75% I believe. We also only have to pay PMI for 5 years (we were told that this was changing soon after we closed, but not sure if it took hold yet)

Yes, the new rules have taken effect. Under the old rules, you can apply to have the pmi removed after 5 years, but you need to establish you have 22% equity in the house.

Under the new rules, the pmi stays for the life of the loan, regardless of equity -- unless, as mentioned in another thread, the owners can refinance with a conventional loan. That's really the only way to get rid of the pmi under the new FHA rules.
