Dormering ... order of events?
We want to dormer our house (Levitt Cape) - what do I need to do?
I know we'll need a loan ... but I obviously have no idea how much.
I'm assuming we'll need an architect (A coworker of mine suggested to use an architect that doesn't work for the construction company - is that true?)
And obviously, we'll need the construction company.
But which of these do I do first?
Also, if anybody has any recommendations (or people to avoid), please let me know.

I you use a separate arch and construction co then you need an architect first but you will still want to get the construction co in involved early as they will be the one giving you pricing.

I would get a copy of your property survey from the town first. This will help with questions on property size and if you will need a variance.
Decide who you want to have come and give you an estimate, some places have in house architect, others will have referrals for you (or you can use your own).
Get at least three different estimates, ask to make sure this is a full estimate that you will be receiving with all the details of what is included (how many windows, size of the attic, is central A/C more, does the electric need to be upgraded, does there need to be extra support added to the floor(s) below, is that included in the price).
We also made a must have / nice to have list so that my husband and I were on the same page before anyone came. It was interesting to see what was important to both of us or what we thought the other one wanted vs didn't (laundry on the second floor, that type of thing).
Also, think about timing and where you can go IF you have to be out of the house for a period of time....

The order we did it
1- architect drew up plans
2- got estimates from contractors
3- then I would go for the loan
3- put in for permits while going for the loan
4 - good luck
We used Top Notch Remodeling in New Hyde Park - he was excellent to work with.
Our architect was Bill Cook

Thanks so much for the tips - I'm so nervous since I have no idea what to really expect.
LIMomma - thanks for the questions to ask them - I never would have asked those things!

This sounds right. We used Sierra for our Levitt cape and had no issues with them. They did he work within 3 months and that was 8 years ago. We used Sierras architect.

Thanks - we made an appointment with them for next week ... i'm a bit nervous to hear how much this will cost
