Really Frustrated- Mortgage Broker- Updated
Please bear with me, I'm furious writing this and it's a bit of a long story....
In December 2014, my DH and I were preparing to begin searching for our new home. We were in the very early stages, just checking out areas we liked and happened upon a house that seemed too good to be true. It's a short sale that is way under our budget, in our desired area, with great property and room to grow. We even had enough saved that with a little help, we could pay cash for the home. We contacted the agent and viewed the home. He asked us if we were pre-approved for a mortgage, which we were not, as we hadn't really planned to start looking yet and could potentially pay cash, which we relayed to him. He said no straight off the bat, that because it's a short sale the bank would be looking to get a new mortgage out of the deal and we'd have a better shot speaking to the bank who holds the deed and applying for a mortgage through them. We discussed putting down a large deposit and taking out a small mortgage. We agreed and met with the mortgage broker 2 days before New Year's. We were not approved. My DH and I had plenty of money saved, pay our taxes, and have a source of steady income for the past 10 years. The mortgage we would have taken out would've been very small, our debt to income ratio is very low, WELL below the recommended number. The problem was our lack of credit. I never opened a credit card- I never wanted to and fortunately, never needed to. I always just lived within my means. If I didn't have money to buy something, I didn't buy it. What a fool I was! My DH had a credit card about 14 years ago but was not very good with it. He wound up consolidating his debt, paying a lump sum, and closing his credit cards. From there, he never opened another. The broker said all was not lost and that we would need to establish an alternate line of credit by contacting all the utilities we pay (rent, Time Warner Cable, AT&T, ConEd, car insurance, etc.) and obtaining letters of credit reference. We fought tooth and nail for 2 weeks and were only able to obtain letters from 3 utility companies. All others claimed they had no idea what a letter of credit reference was and would not under any circumstances issue one, whether our account was in good standing or not. Disheartened, we gave whatever paperwork we were able to obtain to the broker. Three weeks pass and no word from him, despite numerous phone calls and e-mails to his office. He eventually called and said what we gave was insufficient but that they work with a credit company, CredLogic that could help us build our alternate credit history. He gave us the name and number of his contact and asked both my DH and I to be on the call when we spoke to CredLogic. We tried calling everyday for 2 weeks. We left a message every single day, until eventually the contact at CredLogic changed his voicemail message to say "Do NOT leave a message, hang up and speak to any representative." We did so and spoke to a very pleasant and helpful woman. We explained our situation and she assured us we were not alone- that most utility companies will NOT issue a letter of credit reference, and that that is where CredLogic comes in. She kept us on the line while she called each of our utilities that we were unable to obtain a letter from and got confirmation that our account is paid in full and in good standing. The call went extremely well and we were very hopeful that at least we could finally be approved for the mortgage and put an offer on the home, which is still on the market to this day. We contacted our mortgage broker and he said he would wait to hear from her. We followed up a few days later and he said he spoke to her but that our credit report had not yet been updated with the information CredLogic obtained and that we would have to wait a few more days. Another week passed and we called again. This time he said that CredLogic does not update our credit report and, basically, the last month and a half was a complete waste of time. We asked where do we go from here. He told us that we would need to re-submit our information to an underwriter who would make a final decision regarding our approval for a mortgage. We asked what paperwork we needed and he gave us a list (most recent w-2s, tax return, 2 months bank statements, 1 month of paystubs). We also asked him how long before we would have a definitive answer from the time we submitted our paperwork to him and he told us 10- 14 business days. Three days later we sent him all of the paperwork he requested and asked a few questions, namely, would the underwriter take the alternate credit history established by CredLogic into consideration? Another week and a half passed- we called and e-mailed him every.single.day. just checking to make sure he received the paperwork and seeing if we could get answers to our questions. He never responded to any of our e-mails or phone calls. Finally, I wrote a terse e-mail this morning saying the last time we heard from him was March 19th and to please respond as soon as possible to confirm he received the paperwork. 5 minutes later his secretary e-mails back and requests tons of additional paperwork- w-2s going back to 2012, 2013 tax return, an explanation of large deposits in our bank account (in one case our most recent tax return, in another moving money from our regular bank to the bank with which we have a savings account). Paperwork that would've been much more easily attained had we known about it 2 weeks ago when we last went to our banks and accountant to get copies of our paperwork. And that is the last e-mail I got from them. I'm just furious and I would truly like to know if I am being unreasonable. Is this standard practice? Is this the level of service I should expect from any mortgage company? I mean, this isn't a mom and pop place- this is Wells Fargo! I don't understand why they are doling out information to us piecemeal the way they are. I don't understand why it takes a week to respond to any e-mails or phone calls from us. 2 or 3 days is fine, I understand we aren't the only clients and it's a busy time of year. Though, to be honest, it WASN'T a busy time of year when we began. I'm really ready to just move on to a different company and a different home if need be. That's how frustrated I am by this. Please, any insight would be greatly appreciated because I am at my wit's end here. And this is only for the mortgage- I know it will be ten times worse if we are able to actually put an offer down and it's accepted!
ETA: Immediately after reading the most recent e-mail I began a strongly worded letter back. It was not rude in any way, just questioning why this paperwork was not requested on March 19th when he gave us a list of paperwork we would need. I also inquired why they would ask us to work with CredLogic if they do not update our credit reports and that is the only way they'd prove to be helpful. I ended by asking why it takes weeks to respond to any of our calls or e-mails and that if this is level of service I could expect for the next however many years it takes us to pay off the hypothetical mortgage that I would happily take my business elsewhere and advise all family and friends to do the same. I didn't send it- I thought better of burning any bridges and that's why I came over here. If I'm not being ridiculous, I will cheerfully send it along and let the chips fall where they may. I'm THAT done.

The lack of communication is a real issue I think. I'd be very frustrated with having to call and email so many times without responses. But the fact that they requested paperwork and then came back requesting a lot more detailed paperwork - THAT is very common practice with mortgage applications. When we bought our current home we went through about 3 or 4 gyrations with the mortgage broker with different information they needed, questions regarding monies deposited or withdrawn from our accounts, w-2's, etc. It seemed like every few days they were asking for more paperwork. Unfortunately, that's just how the banks work. It's a cumbersome and tedious process and from what I understand, it's even worse with a short sale.

Is your DH credit shot because he settled on prior accounts? That's considered a negative. What are your scores?
There really isn't any slow time for banks now. There are tons of qualified buyers and banks are just not staffed large enough.

Thank you for responding- it really is about the lack of communication. But, the CredLogic thing really pissed me off, too. I didn't say anything at the time, but as a mortgage broker, wouldn't you KNOW that they don't update your credit report? Or at least wouldn't you make that your business to find out? If it was just one or two things I would be okay, but I mean- this is 4 months without a formal approval or denial. When we first met with him and were denied, he e-mailed us later and issued a "letter of prequalification" whatever that means, but then it came to a grinding halt. I just can't imagine dealing with this kind of crap for potentially the next 20 years and it makes me want to go elsewhere. But we've put in sooo much effort. The mortgage isn't even necessarily for THIS house, the short sale. He didn't take down any information regarding the listing we were interested in, even though we openly discussed it with him. I just don't know what to make of it- I understand the process will be lengthy (particularly with a short sale) once an offer has been placed, but to just even get the mortgage? I never heard of it taking 4 months.... but then again I've never bought a house before!
ETA: But knowing that the back and forth for paperwork even while applying for a mortgage is more common than I thought has made me feel a little better, though not remotely pleased. I guess with the lack of communication (yeah, banks are short staffed, but 3 weeks of me hounding them everyday? That's ridiculous to me) coupled with the back and forth really upset me.

We have NO credit. There's no number, no score at all. That's the issue. Nothing comes up. Actually, not quite true. The settlement came up on DH's credit report (though no score) and we were asked to show proof of payment which we were able to no problem. He still has the paperwork from the settlement.

I HATE Wells Fargo. I used them for my first house- and the whole process was a nightmare. They requested multiple copies of the same paperwork over and over. They lost things. Yet never responded to emails. The second time, I used a broker- Justin Schiatta - and it was so much better. I'd reach out to someone else and see what they have to say!

we had similar issues with our broker in terms of lack of communication. it is very frustrating but I think its normal for them to come back a few times asking you for more documents. we went back and forth about 5 times. you'd think they'd know what to ask for right away. its sooo frustrating!!!
and you're right, if this is just to get a pre-approval, getting the actual mortgage will be more of a pain.
maybe try talking to another bank or broker if you are not comfortable with your current broker. I'd like to believe there are "good" mortgage brokers out there, even though I didn't find one.

Same here.
I will never use Wells again.
After learning my lesson with them I found my mortgage banker at MCS mortgage bankers in Patchogue... Dan Coppola. I have used him twice since and referred many people to him. He's excellent!!! On the ball, quick, responsive, it was perfect!

I will never use Wells again.
Same here! Jumped through hoops for them...in the end we ended up going with a broker and having a much smoother purchase!

Wow- I thought we were making the smart decision by going with such a well known bank. I'm really surprised to hear that there have been so many bad experiences. And yes! Half the additional paperwork they requested today they already have. I mean even when I sent in the paperwork proving that DH settled the balance on his old credit card, they came back and said it says "Unsatisfied" on it- even though it actually said "Paid and Satisfied" in huge BOLD, UNDERLINED letters. Ugh, well I sent in most of the additional paperwork, but I'm definitely going to look into another broker. We actually have the name of someone local. I understand needing more paperwork and surprises crop up, but if I lost paperwork or misquoted things and ignored e-mails and voicemails like they have been doing, I would've been fired from my job. This is unacceptable to me.

Honestly that is unacceptable but not uncommon when going with the "big" banks. IMO if you don't have a straight forward situation (i.e. credit scores above 720, W-2 employee, reserves, etc.) It is better to go with a mortgage lender. We used Continental based on the rave reviews on here and are very happy. Our mortgage broker and subsequently our mortgage processor always got back to us on the same day with any questions.
ETA: I don't think the back and forth for the paperwork should be a common occurrence. We were asked for our information and as soon as it was sent we were never asked for the same documents again..different documents sure that's normal but the same documents no way.

Leaving aside the mortgage lender issue - I don't understand why the listing agent in the short sale would reject an all cash offer. I have experience with short sale listings, and banks love cash offers. No mortgage contingency, can close quickly once approval is given. It's very common for investors to buy short sales to renovate and flip, and they pay all cash. Not to mention, the realtor is obligated to present all offers to the seller, and it sounds like that wasn't done here. And while the listing agent can request that a buyer get a preapproval from a certain lender, if they want to verify a buyer's finances, the listing agent can't compel a buyer to use a certain lender (or make the acceptance of an offer contingent on that).
As far as the mortgage lender, I would say the lack of communication is an issue. While quality of service often depends on which individuals you work with within the lending institutions, the large commercial banks tend to out less resources toward their mortgage department. It's not a big profit center for them. So often you deal with less knowledgeable people and the process takes longer.
Specialty mortgage banks are a better bet. I often recommend Steve Simpson at U.S. Mortgage Corp. I've also had good experiences with Continental.

I was extremely turned off by the listing agent, as well. Smarmy is the word that popped into my head when we first spoke. There is 100% no way he relayed our cash offer to the bank or to the seller. I don't know what advantage he would have to deny our cash offer, particularly since the house is STILL for sale, but I'm sure he had a personal reason to do so.
Either way, thank you ALL for making me feel better about how I felt about the situation. It just seems like they are going through the motions because they know we will not be approved through Wells. I'm done. I contacted Continental today. I will also definitely contact Steve Simpson as well! Thank you again for making me feel like less of a crazy person!!!

Well, the saga continues. At the recommendation of several people on this board, I contacted Rob Morandi and Ben Martin at CHL. And once again I am let down. I spoke with Mr. Martin the same day that I last posted on this thread and he commiserated and gave me a checklist of things I needed to submit. 2 days later, I submitted everything he wanted. He responded saying everything would be submitted directly to the underwriter and that we would have a definitive answer in a few weeks. This was one month ago. I have e-mailed him in the interim and gotten no response. I finally called today and was highly disappointed. I spoke with Rob Morandi and was told that while I was gathering paperwork, a new guideline was put in place that anyone without a credit score would be automatically ineligible for financing, regardless of alternate credit or letters of credit reference, which I have in spades. Instead of calling to let me know about the new guideline, my paperwork was ignored and I was left in the dark. If I didn't call today, I doubt I would have ever known about it. He was apologetic on the phone but that doesn't give me back a month of living on pins and needles and hoping beyond hope that this would work out. My DH and I are in a VERY bad, potentially dangerous living situation and this.... was just another blow. I'm so frustrated and disappointed. I just can't believe the lack of communication and respect. Again. This is our lives we're talking about. I'm not even asking for advice... there is none to give. DH and I have opened credit cards and all we can do now is wait and pay our bills on time and hope a credit score is given within 6 months like they say. Either way, I'll be spending another Christmas in this crack den I call home.

Oh no!!! I'm so sorry. Did Rob say even an FHA would be out of the question?
It's really so ridiculous....you can get around having a BAD credit score, but not around NO credit score.
Perhaps you guys can look for a nicer apartment in the interim? That way you'll be in a better living situation and it'll give you a year to build your credit?

You and me BOTH! We offered the asking price... and then raised it... and still no. I had my little pity party yesterday, I'm just trying to move past it and hopefully in the next 4 months we'll have a credit score and then there will be absolutely NO reason why we can't be given a mortgage. And we'll have a bit more money saved up, too, so we can go for a nicer place. It just sucks for the time being. My DH keeps saying one day we'll look back at this and laugh. Maybe so, but I'm not laughing right now!

Yeah, he said this is a policy at CHL now, but that it will be going into place across the board- no one will lend to us. Period. I just wish he had informed us right away- not that it would've made ANY difference, but I'm just pissed off anyway.
We can't really go anywhere because of our dogs- two big guys who I am 100% unwilling to give up. I made a commitment to them and I intend to keep it. I know, we're fools for having two large dogs, but we were renting a house when we adopted them (well, adopted one, the other we found abandoned and kept) and a few years later the owner of the home passed and their family sold the place. We moved into this apartment because we knew the landlord and we have access to the backyard for the dogs. And we knew that we'd soon be ready to buy a home. I didn't think it would take this long- this is going on 6 months of just trying to get approved for a mortgage. So we're kinda stuck for the next few months.
