my 1st house i went thru a bank - ok but were slow
2nd and 3rd house went thru a broker and what a huge difference......had a commitment letter in 2 days ....was ready to close within a month....and was able to shop around their available banks for the best rate.

we were going to go with a broker but he was going to charge us alot money - so we went to the bank instead - no fees. Much more of a hassle to deal with though...
