need help- 1st time home purchase
I am completely new to this process and overwhelmed
Long story short, there is a condo where we have an offer accepted. I have an engineer coming in this week to do a walk thru and a report
How does the neg process work with the sellers?
do I ask the seller to pay for damages to repair? or ask to take off funds etc?
what is acceptable and what is not?
for instance there is a possibility that we may need to bathroom to be renovated- looks like there may have been an issue and the homeowners continuously added grout to cover it up (engineer will tell of course)

Generally you will not get money off unless something is found that was not know.
Major issues are usually contemplated when pricing a home. Renovation of a bathroom will not be something a seller will entertain.

Once you get the report and if it comes up there will be an estimated cost to repair included in the report. You can try to negotiate that amount off the sale price of the house. Most likely won't happen but it's worth a shot.

Water damage may be something you could negotiate for if it's something that you would not have seen with the naked eye when you were buying the house. But then again, if it's wood rot behind tiles, I'm not sure the inspector will see that either. Regardless, the cost to renovate a bathroom is not something the sellers will entertain.
The point of the inspection is really to make sure the house is structurally sound. It gives you the opportunity to walk away. There are some things you may be able to negotiate after the inspection, but unless there's a major issue uncovered, I'd consider it really more for peace of mind.

Your engineer can speculate that there may be a problem behind the tiles but there is no way to confirm without opening the walls. I would wait until after the inspection and then discuss the findings with your real estate agent. They would be the person to do the negotiation.
Also, check the listing- is the sale "as is" if the sale is listed as is then you have to take that into consideration.

even if there is water damage - you might be able to get a very little bit of credit for it but no where near a bathroom renovation amount. To be honest, I am not even sure you will get anything at all since it would just be 'suspected' anyway bc they cant look behing the wall.
The inspection is not to be able to make the seller make the home 100% new - its really just to give the new owners a good idea of what they are walking into. (unless it is really bad)

thanks the engineer came this am
and now we are waiting for the report
According to my hubby this was the brief verbal
first off- the bathroom
the meter read as being dry and no issues, and no leaking water- the grout was just patched several times
all appliances are new and fully functional except the washer
Windows are all new and no water leaks
no indication of mold in bathroom or basement or kitchen ceiling
Electric may need to be updated w in time its oly 100 AMP
Attic needs installation- and has no water stains
overall the guy rated us a 5
not the worst and not the greatest
but thought very suitable w minor things
