More houses when?
Just sold our co-op and looking at houses. Not loving anything out there. When do you think more inventory will come? March? April?

Late March/April is the start of the spring season. I found most houses that were going to be listed were put on until June 1st and then the inventory was stale.

Wondering the same thing..not really liking anything I have seen and we even made offers on 2-3 homes we were "meh" on and got dragged into a bidding war on 1 house. We refused to bid over asking price, and just walked away.
Looking at more homes this weekend so hoping something turns up. Our agent told us December-January is a good month to buy because there is less competition..not sure if I agree. But the fact that 3 homes that were listed only 2-3 weeks ago in our first choice towns already went into contract says something.

Just keep looking, you never know when your house will come on the market. We assumed we'd have to wait until Spring. Then we found 2 houses we liked in Feb/Mar.

The winter is def a slow time but usually only serious buyers are out in the bad weather.
We put our house on the market in Oct knowing the market would be on the slower side.

Unlikely - the question is really how much are you willing to settle for whats currently on the market or will come on the market in the next few weeks or months.
A lot of it is timing and luck. If you are dead set on living in a particular town and are limited to houses with only X features, at X price, in X school district, then yes - it will take longer. DH is dead set on a property that comes with a 1.5 to 2 car garage and because of that, our search will likely take much longer. We hoped to have closed on the same day as the sale of our current house but clearly thats not happening, so we will be moving into my in-laws or my parents until we find a house we both love.

I don't think there is really a specific time. You need to look daily and act quickly if you find something that fits your criteria. We didn't see half the houses we were interested in bc they already had offers within a few days. We acted quickly and aggressively on our home.

Thank! We are flexible with the house but are set on a couple of towns. I was just feeling inventory is very low bc the time of the year and hoping March/April will bring a bunch of new options.
Besides MLSLI, does anyone look at other sites to see new listings?

MLSLI is a good site to use but I also rely on Zillow because you can subscribe to new listings being emailed to you. I notice Zillow is a bit better with the speed than MLS - but not so good at removing properties that recently went into contract.
We just saw a house last night that was listed on Monday morning with an Open House date of this Saturday. Our offer was the 2nd one already and we did bid over asking price. So whether we liked it or not - we are in another bidding war for a house and it was only listed 2 days ago. Its crazy!

The good houses that are priced correctly will always go fast. When we got this house 10 years ago, it was listed only a few days privately and wasn't public yet - we were just lucky that our realtor was the agent so she showed us. Turns out our offer was one of three they were deciding between and we got it because we were the only ones without a house to sell.
Then there are the ones I see on mlsli month after month after month....with no takers. These seemed to be the homes that were on the market during the 6 months we were looking and they were either in an icky neighborhood or priced too high. So we renovated instead! We were too impatient to wait around for new inventory.

Congrats on the sale of your co-op. It took my DH and I 2yrs to find a house that was move in ready in our school district. That being said, last year I noticed more houses came on the market in April because of the late snowfall we got. The prior year you saw a pick up in March. Good luck!!

JMO, but go see some homes in the area you want, even if you're somewhat iffy about it. Our house was low on the list of houses we wanted to see (the pictures were meh and we couldn't get a sense of the layout). And there were houses that we loved online but were disappointing in person. Going there really helped.

Agree with this. You have to go actually and physically see the houses. Pictures can really be deceiving both in a good and bad way.

Redfin. It's the only site I use.
When we were looking, we used listingbook. I loved that thing! Wish I still had access. You have to have your RE agent give you access.
