We drove the market up because the house directly behind us is the one we originally wanted and lost by 3k in a brutal bidding war. The previous owners of my house saw what that house went for and they quickly put it on the market. The husband was still finishing the basement and his wife said "let's go!!!" Haha. I am pretty sure they moved to the north end
It's less competitive on the north end because it's not walking distance to the train but now you'll be competing with Pelham residents who are sick of their taxes. They're cashing in and buying up new ro!

Taxes in new ro are high, too. Higher than I've seen in Mamaroneck and Harrison for sure and in some cases even Larchmont. Any house zoned for Davis is insane taxes and I see my BIL and SIL and think "$30k to produce this? No thanks."
New ro is a city so taxes aren't increased as much/often. In Pelham it's a set amount, I believe 3% of your home value so you better believe they are reassessing every year. Be careful.... 30k is like the starting point for taxes in Pelham.
