Is it "bad" to show interest?

We found the apartment we are living in via an open house 3 years ago.

My memory is hazy, but it went something like this:
We went to the open house on Saturday.
Went again on Sunday with my wife's parents
Went again the next Saturday
Went again the next Sunday with my parents

By then the agent know who we were, etc...

Thinking back...is it bad to show so much interest?

Kind of like it weakens our bargaining power when it comes to figuring out the price of the apartment.

i think just because you're interested doesn't mean you can afford it. so it's ok to show how much you want it, but to be firm on the price. i can walk into a mansion and fall in love but i'm not paying it. the seller may have sympathy on how much you love it and be willing to work with you. the people i bought my house from lived here for 40 years. they wanted to pass the house on to someone who would love it like they did. and i had a price in mind that i would not go over and i stood firm.

We saw our current house twice before putting in an offer. But spent almost 3 hours there each time. They knew we wanted the house. Did not matter to me. We had plenty of bargaining power when we went to negotiations.

If you want something, u have to show you are a strong buyer. The days of playing games and showing a poker face are long gone.

We also offered 70k above ask and part of the offer was for the sellers not to show it to anyone else. We played hard

I don't see why it would be bad? Our house was listed on a Thursday, we saw it Saturday put an offer in for full asking while we were there. We didn't tell anyone we were buying it so no one else came to see it. IMO, you went A LOT before you decided to buy.

There was a house that went on the market on Tuesday, my wife went on Thursday (they had 2 offers by then). Gave an offer on Friday and it was accepted.
We did the inspection it went well - some minor stuff.

Our lawyer got the contract we made some corrections and sent it back, we got it back and noticed they still did not correct some stuff so it was sent back....they then told us they went with an all cash offer.

So we are out 2k for inspection and lawyer.

Agree 100%. This is a sellers market. If you are interested you have to be quick and smart about your offer.

We saw our house 2x in two days before putting in an offer. The first time just us the 2nd time I took my parents. We put an offer that same day and it was accepted that same day.

We were advised by our buyers agent and the inspector to not make a big deal of minor stuff. It wasn't worth losing the house and since it's a sellers market you need to be quick and not play games as a buyer.

That is messed up they did that and I would see about asking for money back for the inspector (probably won't get but no harm in asking).

It is definitely a sellers market right now, especially in the area we are looking in.
I used to think Bayside was a hot market, but houses in this area is going for 50% more than Bayside for a smaller house and land - wtf!

and the buyers are doing all cash - unbelievable.

Unfortunately in the contract for the inspection he said that even if the sale doesnt go through, he is paid.

(this was the first time reading a home contract) - but the initial pass had stuff like - the sellers kids can continue living in the home for 2 months after closing. After 2 months they can live there if they pay X dollars a month.

We said take that out.
They took it out but on the second pass they had that the family can stay for 2 weeks after closing. If they stay longer then they pay some small fee per week.

We told them to take it out....then we didn't hear back and finally their agent said they went with another offer

!!!!

Yes the inspector is paid, they did their job. Some sellers will reimburse you. I think NY star law sellers can stay for x amount of days and just pay something (taxes on mortgage) and after that there is the going rate..

What you are saying about going back many times - I would think that was uncertainty more than interest. I think it's fine to show interest - obviously you are interested if you make an offer. I would try not to show desperation though if you wanted to negotiate anything.

We also waived inspection but had one for "informational purposes only " and the inspectors didn't have anything negative to say except the garage roof. We asked the sellers for 5k off offer or they can repair it. They could've said no to both but the roof was redone completely in less than a week.

Waiving inspection but still having one for informational purposes will also Sweeten the deal. If you see that the house is a total POS, you can still walk away because nothing has been signed.

We drove the market up because the house directly behind us is the one we originally wanted and lost by 3k in a brutal bidding war. The previous owners of my house saw what that house went for and they quickly put it on the market. The husband was still finishing the basement and his wife said "let's go!!!" Haha. I am pretty sure they moved to the north end

It's less competitive on the north end because it's not walking distance to the train but now you'll be competing with Pelham residents who are sick of their taxes. They're cashing in and buying up new ro!

Not sure I get it...you "waived" the inspection but still had one and asked them to make changes based on the inspection?

Not sure how this should be phrased to the seller.

Its funny, we started out looking at houses in Great Neck/Manhasset and thought the prices were too high.
Then we ended up getting a 1 bedroom apartment in the city for the same price
=/


Now we're looking in Brooklyn and in the area (Diker Heights) the houses are about 60% more expensive than what we saw in Great Neck for a smaller house

in your offer packet, you give them the price you're willing to pay and tell them you are having an inspection for INFORMATIONAL purposes only. it just looks better. It shows you want the house no matter what, but still want an inspection for your own peace of mind. If they accept your offer, schedule an inspection. If the house has more problems than youre willing to deal with, you can walk away since contract wasnt signed. We got lucky and they fixed the roof for us. They couldve said no and we wouldve went ahead with the deal anyway.

Brooklyn is a whole diff animal. You're dealing with trust fund babies from Idaho.

Actually the part we're looking in is asians with tons of cash (foreign cash I assume).

We were interested in a 3 family house (attached so its 6 families total).
It was being offered for 2.3 million

We thought a bit too long because of the high price and 1 family bought both houses (so all 6 units) in cash

Taxes in new ro are high, too. Higher than I've seen in Mamaroneck and Harrison for sure and in some cases even Larchmont. Any house zoned for Davis is insane taxes and I see my BIL and SIL and think "$30k to produce this? No thanks."

The worst part (of many, lol - but wife wants to be near her parents) of moving to that area in Brooklyn....SHARED DRIVEWAY.
