Floor plan/Room layout help (fixed with link to layout)

I am buying a new home. The house has been completely re-done, and there is no furniture in the house. I am having trouble deciding which room should be the living room and which the dining room. On the layout sketch, the room all the way to the right is the kitchen. Originally, I thought the middle,"horizontal" room next to the kitchen should be the dining room - because it makes sense to have the dining room next to the kitchen - and that the "vertical" room, all the way to the left, should be the living room. The middle room has a cathedral ceiling. Then I realized I can't figure out how to set up living room furniture in the room on the left (There is a door to the garage on the far left wall and the back wall has an open door way with one step down to a mud room and half bath)

Two family members that have seen the house said to make the middle room the living room and the room on the left the dining room. It would definitely be easier to set up that way, but would it be too strange to have the dining room separate from the kitchen? The kitchen has room for a full table and has an island that will have stools for seating too. The dining room probably will not be used too often

Any ideas or thoughts?

The room with the cathedral ceiling based on that floor plan looks like a large room, and must look really beautiful with that ceiling. For a room that won’t see much use, it doesn’t make sense to me to make such a large elaborate space into the dining room. That’s so much square footage of your house that would only be useable space a few times a year.

I’m almost tempted to say don’t even make a formal dining room. I’d even consider making that room you’re thinking of making the dining room, into a fun space, and get one or two large folding tables that you can put out the few times a year you’d need it. I mean that definitely all comes down to preference and if you’re formal dining room people.

The two rooms are actually about the same size (sorry - my computer/design skills leave a lot to be desired lol). I have dining room furniture that I love, so I definitely want a dining room. If I use the room on the left as the dining room, there will probably be some space near the back wall (with the mud room opening) to make a small seating area or something else in that back corner

definitely the living room for the middle room, especially since the front door opens to that room. I think it would be strange to open the front door into the dining room personally.

Can you do an island with seating between the kitchen and the middle room or an other casual dining configuration in the kitchen? If so I would use that area for my daily dining, set up the middle room as my living space and the far room as my formal dining room. If possible I would add a bar preferable a wet bar / serving space in that back corner in the dining room and be sure to have an outlet there to service the bar area.

Do you need that door to the garage where it is? If possible I would move the garage entrance to the mudroom.

The kitchen does have an island with seating and room for a full table and chairs, but the island is not betweeen the two rooms, it is fully in the kitchen.

I like the bar idea for the back area of what will most likely be the dining room. The door to the garage cannot be moved to the mud room because there is also a 1/2 bath there, which shares the wall with the garage.

Thanks.. that was my other concern - I'd definitely prefer to walk into the living room rather than the dining room

Only than do I think u will know which way makes better sense. We also just bought a house and living here two weeks. Im not doing anything crazy yet (want to knock down a wall) until I get the "feel" of the house if that makes sense lol.

I agree with this. Our ideas have changed so much from from the day we moved into my house, just by living here and discovering what works for us. We actually wanted to (possibly) knock a wall down until recently and now we’re glad we didn’t.

I would agree with this too, and that was my original thought, until I realized I need to have the cable (Fios) wires installed in one of the rooms, so I kind of have to decide right when I move in

The kitchen has room for a table, but not 2 tables. It will have a regular kitchen table and has an island with seating. There is a den on another level of the house
