Elmont and Valley Stream area?

My husband and I are going to begin our house search.... Can anyone tell me about these areas? We don't have children yet, so the school district isn't a huge concern. Basically we want to be a nice, safe neighborhood close to transportation to get into the city. Any advice or info you have would be greatly appreciated!!!

Thanks!!
Erica

Re: Elmont and Valley Stream area?

I just moved to valley stream a few months ago.. I'm in the Village of Valley Stream, it's a very nice area, quiet.. I'm off of Wheeler Avenue.. not too far from Franklin Hospital. I really like it soo far and I hear the school district is very good, my son will be starting there in September.. Hope this helps somewhat.

Thanks.

Re: Elmont and Valley Stream area?

Elmont...no.

Valley Stream, as with any neighborhood there's good and bad. The area around Gibson is nice...also North Valley Stream, which borders Franklin Square is great. Other than that I really can't say. Not too familiar.

Good luck on your search!Chat Icon

Re: Elmont and Valley Stream area?

There is a small area of Elmont that is ok... its the area bordering Floral Park and then I think bordering Franklin Square. As long as you arent near the race track, I dont think its that bad.

Re: Elmont and Valley Stream area?

Thanks so much for everything! we both work in the city and my husband is going to school at PACE in the evenings, so we need to be as close to the city as possible with good transportation. We were looking in queens, but you get no property for your money. Im definitely very interested in the Valley Stream area.

Re: Elmont and Valley Stream area?

of course all the really nice houses are a little out of our price range. we're just starting out so we don't have too much saved yet. think its possible to get a small nice house in that area for around the 400's?

Re: Elmont and Valley Stream area?

I grew up in Valley Stream Lived there my entire life pretty much. Be careful what areas you go to. Some are still pretty good, but IMO not many! As far as schools go, you have to sure you're in the right 'zone' I have Clearstream, Memorial, And Central HS. I wouldn't send my son to any of them he's been in private and Catholic school since he's 2, he's 9 now. GOOD LUCK though, wouldn't go near Elmont either! JMO!!!

Re: Elmont and Valley Stream area?

I grew up in Valley Stream and still teach in the district. You want to aim for schools in District 13 or District 24 (those are the elementary districts). If you have any questions, feel free to FM me.

Re: Elmont and Valley Stream area?

my DH was born & raised in VS, he is the youngest of 5. All of them went to catholic school k-12 except my DH & one brother. They went to catholic school till 9th grade then to "south". He lived on Elgin Road, the house he grew up in was 4 finished stories, 5 bedrooms, 3 full baths & needed a bit of updating. The people that bought it from his parents in 1992 just sold it last year for 495,000.
DH always says VS has changed too much & he wouldn't want to live there anymore. The only think I know about VS is green acres mall & thats a scary place!

Re: Elmont and Valley Stream area?

I have family in VS, about 2 blocks from the Gibson station. All 3 kids graduated from Hewlett HS and have enrolled (2 of them) and graduated (1 of them) from Ivy League Universities.

Re: Elmont and Valley Stream area?

My DH works in Elmont and from what he goes threw there I would be careful.

Not saying that you shouldn't move there but that I know there are bad areas so be sure to do your research as I'm sure there are nice areas. I would say the same for Hempstead, Valley Stream & Franklin Square. I know of beautiful homes and community's in these towns and also of shootings & burglaries in other parts.

Re: Elmont and Valley Stream area?

I grew up in Lynbrook, I would never buy a house in either place. Elmont is not a nice neighborhood IMO and VS still had some decent parts but the whole town seems to be coming down over the years and I think it's only going to continue in the same trend. That's JMO though

Hempstead IMO just as bad if not worst than Elmont.

Valley Stream as I posted above has some good parts.

FS is not bad at all. The shooting was an isolated incident that had nothing to do with FS.
If anything FS is safer than most neighborhoods because of the "culture".

I wasn't speaking about that specific shooting. DH is a cop in Elmont and responds to calls all over that area including FS. He was actually involved in a Very bad incident in FS a few years ago.
Regardless, I can't say much on these tows as I’ve never lived there but the stories DH comes home w/ are enough for me.
I do know there are some really nice areas in FS but I think there are some less then desirable areas also. Maybe it's the border so I could be wrong.
