Re: So we got our first offer...

You know what Pill - Sometimes the asking price is low and the price to the buyer is worth it.

Our house was $359k, And for the area and the condition of the house it was really low. We had a feeling there would be a bidding war on this house. There were 12 bids on the table and our offer of $10k over asking got picked. We were lucky and we are happy with what we paid.

We never saw any houses under $400k in the condition that our house was in. If we didnt want to personalize the house, we could of moved in the way it was and been happy.

The house was clean and updated.

If the difference of the price is only $4000 I would say I have a few other people coming to look at it, and if the buyer that offered you the amount is still interested, maybe he will push a little more. If not, he may just walk away. Its a chance you have to decide about taking.

I have a feeling that he doesn't want to walk away from this because he's seen what else is out there...
