I would bump up what you were looking for by about $30,000- you may be surprised how they don't end up being that price That's how we finally found our home in the end by going up higher than we wanted and ended up only spending about 10,000 higher .

I didn't mean to sound like an alarmist. don't freak out. you're buying your house because you love it.
WE on the other hand have yet to find anything that we "love".

The house next door to us dropped so low it's ridiculous Great house for someone that wants to live in Malverne and be my neighbor They really need to get out too.
it's bad for my Dad who is selling- but things are over prices now- and many people are priced out of the market-

I've been watching this gorgeous house on my block that is just not moving, and they've dropped the price 3 times already. It's down $50k from where they started.

it's ok... it's probably a blessing in disguise. DH and I firmly believe that this is not the right time for us to buy. we're going to see what happens in the Fall when a lot of these houses are still for sale

Waiting until the Fall might just be the best thing. If you watch homes now - all the people who are trying to get out at the close of school - you might find that come fall you are in a great position to negotiate because they will all be eager to be out to get their kids started in the new school. That would be ideal.

most of the houses that DH and I have seen in the last 6 months are still for sale now with the inventory at record highs, I see this working to our benefit if we wait.

I'm hoping that the house prices on LI continue to drop....but that here in NJ I will still be able to get top $$ for my house so I can sell it. So..it's a catch 22 for us (both buying and selling)
