Finish basement
The more bedrooms and bathrooms you have, the more valuable.
CAC may not be a necessity for most but another bedroom may.

Def the basement. CAC is great to have but a finishsed basement gives you alot more room in the house and you can do so much with it.

This is funny because DH JUST asked me this exact question last night... i say finished basement... i think it would add more value to the house, and i actually know people who dont like CAC because it brings up the cost of their bills... also you get to use it all year round!
