So frustrated with seller!! UPDATE!

We put in our offer for a house on monday and have not heard from the seller yet! No, they are not away for the holidays, they are just slow!
This is a house that's an estate and it involves 5 brothers...
... I just think at least if they don't like our offer, just counter it...

.. all this waiting is really annoying me!! Chat Icon

Perhaps they are waiting to hear from other potential buyers. Did u try to reach out to them to find out what's going on?

would the seller's agent mention to my agent if the seller is waiting to hear from other potential buyer?

Can I reach out to him personally?? Wouldn't that sound desperate and later would be hard to negotiate on the price?Chat Icon

OK, I didn't realize agents were involved. It doesn't sound like anything is going to happen again soon. I would continue to look around just in case this falls through.

Oh...I saw one in W.Babylon that was an estate sale with a bunch of brothers, and my realtor told me that they wouldn't agree on a price to sell it for! That's annoying!

so we finally heard back from the seller, they are countering 15k more of our offer.... we are going to go for it!!

4 of the 5 brothers are good with their counter amount and one brother wants to wait to get an offer for the listing price.... so it might still take some time for them to sort things out...

... but wish us luck! Chat Icon

Our RE agent is advising us to put more down so our offer will be more attractive, we are already agreeing to their counter offer, what else do you want from us?!
I don't want to tap in our wedding fund, but if we have to put more down, we'll have to. I am just so annoyed....

Did anybody put down more than they wanted and borrowed it back from the bank with the mortgage?Chat Icon

Also, if the house later on appraised for less than the listing price (which I doubt) and the bank won't lend us the mortgage and decide to let go of the deal, will we get our down payment back from the seller?Chat Icon

No offense, but is there something that your agent knows that she/he is not telling you? Because I'm inclined to think so because why would she/he tell you to put more $$ down?

Also, an estate can be problematic for a buyer especially in your case with 5 brothers, because who knows? there may be some animosity between the 5 of them and they cannot come to an understanding?

I sense there ARE somethings between the brothers, that they don't really get along and only communicates via email... that's is the reason why this is taking so long! I am STILL waiting to hear back from them although we already agreed to their price...
.. it's driving me nuts!!

I don't think my agents is hiding anything from us, the reason why she told us to put more down is because it will make our offer look more attractive and the seller will less likely accepts another offer later on.

I am just so stressed out about this whole thing, buying our first house should be an exciting and happy time!! Chat Icon

I am so sorry. I went through something very similar (buying from a divorced couple) and I got so frustrated and just broke down but in the end, it will all work out.

Put down what you can afford. As long as you are approved for a mortgage for the blance, the seller's are not going to care how muhc you put down or not.

Also, I would have countered THEIR counter offer....

Kathy: The seller flat out said they will not sell for under xxx amount (that's about 15k above our original offer), I purposely offered low because I wanted some wiggle room and the house needs update...
one of the 5 brothers insisted on holding out till they get their full asking price, that is probably why I still haven't hear back even though I've agreed to their counter.
Really really annoying.......

Most sellers DO care how much you put down. The more you put down... means the more financially stable you are.

How much are you putting down? How much do they want you to put down?

Also... do they simply want you to put more down at contract... or do they want you to put more down on the loan itself?


If you are putting say 100k down for the mortgage... but you initially only agreed to 20k down at contract.

If they wan't 30k down at contract... that really isn't that big a deal because that money would go right into your down payment.


As far as getting money back if the appraisal doesn't come back. Thats a question I would ask your attorney. No offense to anyone here... but don't take people's word here cause thats a serious situation in which you want to be properly advised on..

All you can do is wait it out then. Maybe somebody won't give them their asking price. Then the house will be yours.
