Ugh! So what is it that they want? Do they want to sell the house or do they want people to fight over it?  Hang in there, I hope it works out for you!

Ok, rant over. My realtor said to hold tight and he would check in with the other realtor to see if any other offers come through this week. Its only been on the market for five days so there is still a chance unless this guy gets the higher price they are looking for- I wish they idiots would just price the house for what they want so we know what we are dealing with and if we can even afford it.
Christine, keep looking and hold tight.
If you are the first offer and it has only been on the market for 5 days then their expectations haven't adjusted to the reality of the market yet.
Are they out of the house? Have they bought another home? Did they move out of state? I would ask your realtor to find out their situation. I have a feeling if it's yes to any of the above questions, they might change their tune once they get with reality. Were many others looking at the house this weekend? If there weren't many, they won't get many offers, if any at all. Many sellers are real "tire-kickers" these days and they will look, and look and look. The percentage of people looking to actually putting in offers for all types of houses has decreased. Also, many, many offers do not result in a sale... I can tell you we have a friend that was selling her house and 13 offers fell through and that's before the market tanked... her house was in desireable East Norwich and was completely redone... looked like it was out of the Pottery Barn catalog.
Did you tell them how much you are willing to put down? I know our bid was the lowest but the people we bought from really needed a quick and guaranteed sale as she already purchased a townhouse in NJ and had a HELOC out on this house. We were coming in with 45% down but bid 30K under her asking price (which was already lowered TWICE to 40K less than her original asking price). I also know that when we sold our house we needed at least 20K down at contract, 20% at closing and we needed to close in 30 days as we already bought the second house. We had a buyer but then they couldn't meet our terms at contract so we said no. I found out later that they wanted to do a 0% down and had really bad credit so they probably would have had difficulty securing a mortgage and we would have lost weeks and had the house on the market a long time AND been paying TWO mortgages... $$$$$$$ and a HELOC. If their real estate agent is swift enough... maybe not, he or she should also be considering the terms you guys are coming in with and explain to the client that that is as important as asking price because time is money as well.
It seems to me that they are playing by the 2001-2004 rule book and not the new ammended 2006 rule book

Thanks guys- it felt great to vent.
The seller is retired and owns the home outright and isn't living in it- can you read- very wealthy!!!! What is dumb is the amount over $500000 he makes on the sale, assuming he is married, will be taxed anyway so who cares about $20,000 if the govt is going to take most of it in the end. We are excellent buyers who have 20% down and perfect credit so maybe when he gets no other offers he will wake up to the reality of this market.
We are holding tight and praying no one else puts an offer on it. We looked at an open house around the corner from this house that was a 4 bedroom(not in our price range) and all the people who weren't interested in it while we were there were told about "our house". Everyone said it was too small for them (most looking this neighborhood are wealthy and can afford a 4 bedroom) so there is hope. I really can't shake the feeling that this is "our home".
