UPDATED: WE GOT THE HOUSE!!!!!
So DH and I looked at a house a month ago... DISASTER but I loved the layout and location! Well we continued to look and everything that was in great shape was out of our price range for other people's tastes. So this morning I went back to the house (the owner wasn't home) with our real estate agent, MIL and FIL (who is a kitchen and bath contractor, semi-retired). FIL told us what it would cost us through him to fix up... still cheaper than our other options. We are talking at least $150,000 worth of construction
We would not be able to live in the house for about 6 months due to construction. We would sell ours and move into their very large basement apt.
In less than 3 hours I picked a house, got pre-approved and am putting in an offer. My Real estate agent said there is another offer on the table but it hasn't been accepted yet as they are getting pre-approved. HOLY !@#$
I think I need a drink.
Please pray that we get it. It needs a lot of TLC but I really want the house.

Thanks girls. I'm here freaking out because I can't get our RE Agent on the phone. I keep getting his voicemails. WOW, out mortgage people got a pre-approval letter together in 10 minutes and had it faxed to DH. AAAAAAAAHHHHHH, I want to put my bid in.
I think I need a drink!!

That's our story. Bought a house that needed to be gutted entirely but the layout and property were awesome. Seven months into it, we moved in. It can be done but you need lots of $$$ and patience. Good luck!

Thanks for all of the good house vibes. Please keep it coming. We put an offer in and they countered.
Basically it is a couple who has been separated a long time. the woman is in her 60's and is desperate to get off LI as her son and DIL (who live with her) are moving to Jersey.
We made an offer, they countered but it's not so much about money with them it's about time and a quick closing date.
We have a DIAMOND starter house to sell if we get this house. You guys will be the first to know. Both houses are in East Northport.
So now I'm supposed to sleep tonight... yeah, right!

Kathy, we were neighbors before. We are moving from one side of town to the other to a COLONIAL!!!!
My FIL and I (My Dad and grandpa were carpenters so it's in my DNA) already have big plans.
Now we have to sell ours. We'll be having an open house by appointment only the weekend of August 20th for those that have pre-approval letters from their bank.
I'll post all of the info in the next few days. We will be selling our house ourselves. It's a great 3 bedroom house with band new heating unit (last week), brand new kitchen and bath, deck and so much more. Perfect for a starter or a downsizer.

I don't want to post pics until the engineer's report and all paperwork is signed, should be Friday or Monday but I will then. It's a 4 BR, 2 1/2 B, colonial,large foyer, LV, den, eat in kitchen, large DR, 2 fireplaces, 2 car garage, hard wood floors.. the bedrooms are big. The master bedroom is 19 X 14 and there are walk in closets and a master bath. The basement is only half and it was never finished... looks like a dungeon... real scarey. It does have all new windows, vinyl siding, roof.
Minuses... needs everything else, nothing has beeen redone since 1971!!... needs CAC, heating unit, electric upgraded, new kitchen, all new baths, floors refinished, etc. I love the layout and I love the location. It will be gorgeous once we are done.
The key is to be PRE-APPROVED. Another couple made an offer on Saturday but we looked yesterday (Tuesday). The real estate agent told me about the offer but we had already submitted our paperwork to a mortgage company last Friday just in case we saw something. As soon as I found that out about the other offer I called the mortgage company and they had a pre-approval certificate faxed to my DH's office within 10 minutes... we have excellent credit, and have the equity from a house to put down. I told my real estate agent (over the cell phone while he was driving) what our offer was. The other couple was still waiting for pre-approval but we beat them with the letter. The seller is very anxious to make a deal and she asked a lot of questions about our jobs, amount of money we are putting down etc. so it happened.
We also have a great house to sell which I will be posting about in the next 48 hours. It's a good starter house (small but in great shape with new bathroom and custom kitchen).

Now it's off to call the lawyer and engineer... then the craziness starts!
