I know this may sound wierd but if you like the house that much write a letter to the seller telling them how much you like the house. It worked for us--the sellers accepted our offer even though it was lower than the other offer on the table because of our letter. Also we were in a similar situation remeber that even though the real estate agent took you out to show you these houses unless you signed a buyers agreement they are working for the seller no matter what. We were told that there were two other bidders on the table when we made our offer and to this day we aren't sure if we were just told that in order to come up higher on our price. It ***** that you can't trust anyone out there...if you like the house though make an offer and go as high on your offer as you want to but don't let them bully you into anything. It makes me mad that you have to believe & trust people that you don't even know.

ETA: is it your broker that is the selling agent or the other broker? if it is your than it is in his/her best interest to push your offer and take 100% commission.

I would not do this. You can present a strong offer and show your serious intent on the house by doing different things.
Writing a letter saying this is your "dream house" will only weaken your position.
Not for nothing... but if I was selling a place and I got one of these letters. If I was planning on making a counter offer.... I would be making the offer for MUCH HIGHER after getting one of these letters.

The other broker is the selling agent...I just came along with my broker to look at this house.

So my realtor calls yesterday and wants to know what we want to do...make a higher offer or have my DH's father come look at the house (he knows what to look at when buying a house) because the seller has only come down 8 thousand dollars. The "other people" who want to buy the house have put in a higher offer than us...but we don't know their offer. My realtor wants us to offer 15 thousand more and we won't do it. She says that will steal it away. I just don't believe there is anyone else....especially when the other bid is higher and the house is empty, plus the seller wants to sell ASAP....what would they be waiting for us for?

These "other" people may be looking to give them more money, but who knows what their terms are? maybe they aren't putting down as much money as you so maybe that is why this seller is holding out? I don't know the specifics of the house you are looking to buy, but I wouldn't allow any realtor to bully me into playing a game of cat and dog with this other "buyer"
