We didn't tip anyone - our title closer was completey rude - she didn't greet/introduce herself at the closing, her cell phone kept ringing and she was answering it - she didn't deserve nada and she got nada from us. I think everyone else was paid enough by us for their services -
We did by the sellers a nice bottle of wine which they greatly appreciated - they were really nice people and we still keep in touch with them...

To your first point, exactly the dont deserve to be tipped, but the guy in McD's is only doing 1 job, getting your food, the title closer has to make sure everything is clear to close, make the payments to the mortgage co, make sure the city gets the paperwork etc...a tip is a nice GESTURE.
The guy at McDs is doing more than one job. He takes your money. Fills up your soda. Makes your McFlurry if you order one. Picks up your fries/burger.
There is not a single job out there in this world when you only do ONE task. Every job always has multiple "sub tasks" involved.
#2 No, your right I cant show you any articles, but once again its a gesture. Not required. You tip the pizza guy for delivering pizza? He didnt make it. Tip your DJ after a party? Why he got paid?
Yes you can show a nice gesture. But where does it end? Do we tip our bosses for hiring us for a job? Isn't that considered "a nice gesture". Do we tip our doctors for helping us get better when I feel like crap? Do I tip the guy at the Kohler plant for building the new toilet I brought home? Hell... without the Kohler man... I would have to shyt in the backyard with the dog. 
As far as tipping the pizza guy... or tipping the DJ as you say... this is ACCEPTABLE because according to every single tipping ettiquite article... this is ACCEPTED behavior. Its NOT accepted to tip anybody at the closing table.
#3 As for attorney's, NYS is an attorney state. Therefore everyone shows up at a closing. Outside of NY the attorney does everything including the title work, henceforth no title closer gets tipped. With regard to a attorney chosing a title company carefully 80% of attorneys are on a take. They get a % or a kickback from the title company since they overcharge the buyer.
Then why was there no "title closer" at my closing for my house? There was an attorney for the buyer and seller. An attorney for the buyers bank. And an attorney for the sellers payoff bank. There was no title guy at my closing. Maybe they aren't needed in every case. Maybe one of the attornies was doubling as the "title guy". What do I do in this case? Ask which attorney is handling the title work and tip them? LOL no.
I am sure the attorney gets a kickback. But I am also sure the title company very much appreciates all the repeat business a particular attorney gives them.

Or here's another thought.
Maybe the title person really ISN'T required to be present at the closing.
I am sure all the title work can be prepared and brought to the closing table by the attorney.
I betcha its these *#%^*#$^*# attornies who try to solicit tips for their title guys by telling their clients they are supposed to tip!
You damm well know the title people WILL be present at these closings with their hand out! 
Sorry stayandjohn.... i know this is what your husband does for a living. But I can't agree with this tipping anyone at the closing table idea.

Actually I own a house now. There was no title closer at my HOUSE closing.
And i have also been to three co-op closings. No title people there either... but that is expected as co-op title work is handled differently than condos or housing.

And what makes you think because there was a payoff attorney at my closing... that means I am in a co-op closing?
Is that what you are saying? No offense... but that makes no sense at all.
You mean to tell me every person that sells a house has to have a clean title with no leins? 
The guy I bought my house from owed 185k to pay off his HSBC loan. There was a HSBC attorney (payoff attorney) there to collect the cash.

My co has been in business for 29 years and since 1900 there have been title closer at closings. Did the atty own the title co? If so did he disclose that to you? He should have, if he didnt thats a violation is RESPA.

well i am going to have to chime in here...
The person who did the title on the sale of my condo...did actually do some stuff that had to be done that day
My attorney even pointed out a unnecessary fee for which the title person called to check up on and got the 556 charge taken off
SO i don't think all can be done pre-closing
But in the end..i paid for the service...end of story

Because payoff attys only show up at co-op closings unless he was the title closer and you didnt know it, the title closer does payoff the sellers loan

My husband is a title closer. There is a lot of work that goes into preparing your closing documents. Its not a one day thing. He does appricate tips but not giving one does not make your paperwork go through any slower. Your paperwork is held up on the citys end not the title company end

It is possible one of the attornies was handing the title work. Did he tell me personally? Nope. Was I told through my attorney... most likely yeah.
I really didn't care who did my title work either. Thats my attornies job to handle all my interests.
But this is all a MOOT point. I know title people make crap. I have heard many people on this website say they do. And I can respect anybody that does a good job... enjoys their job... and doesn't make as much as they deserve to make.
But until I read somewhere that its socially accepted practice to tip the people at the closing table... I am not doing it.
This behavior only happens in NYC. And frankly I don't even blame the title people.
I blame the attornies that try to solicit tips from their clients by saying they are supposed to TIP... when every single article on the internet says they AREN'T.
I would LOOOOOOVE to have this debate with any RE attorney that feels they should "tip" their title closer. That would make my day.
I am just glad my RE attorney knows better and didn't bring this hogwash about tipping to my attention.

I will happily change my view on the subject when somebody forwards me a tipping article that says you should tip the people at the closing table.
Just show me ONE article and I will shut up.

It would make DJ Pill's day to get into a debate about tipping at a closing? This is the biggest concern in his life? Whether people he has no relationship with get a c-note at a closing?
Why do you hate title closers so? Were you stolen as an infant from your crib by a tribe of title closers and sold into some DJ slavery hell?
This is how it is: you have no obligation to tip closers at closings. You also have no obligation to tip waiters at restaurants. Everyone in the world except DJ Pill and about ten people (over the course of the 3000 closings I have been to personally) tip the closer. It is customary but not mandatory.
By the way, at DJ Pill's closing after he stiffed some guy or gal whose trying to make a buck, do you wanna know what happened? His attorney took the closer out of the room and said "sorry about not getting a tip but my client is a jack ***." Or odds are his attorney doesn't know about tipping because he is NOT a real estate attorney and therefore is committing malpractice by representing him. Or it's possible his attorney is a jack ***.
Last thought, at my wedding I tipped the DJ because I was happy and he did a good job. Now please, go about your life without persecuting us poor title closers.

I gotta admit one thing (to stray off topic for a bit). I haven't had the balls to charge ANYBODY that much for a party (I have come close though).
I read on LIW how much people are paying for their DJs. Some people are paying close to $2000 for a 4hour wedding!  
Thats just nuts to pay any DJ that kind of cash... regardless of what kind of event you are having.

just the title closer - $50-$100
ok- my Dad has been out of the business for about 15 years
my hubby- says DO NOT TIP ANYONE
they all make tons of money- this is an out dated practice
( Hubby owns a mortgage company)
