Frankly... I don't believe them. MLSLI will say that because you probably spoke to a broker when you called. It would be in their best interest to say you need a realtor.

I am going to call Ron's contact and ask them if there is any way to get on the MLSLI website for $500 buks.

for some people it does! saves them alot of time and headache having a realtor take care of everything, especially with everything thats involved.



We'd like to try to sell on our own first, I really dont mind doing the leg work and I sold my neighbor's house the same way. Plus it would dave us approx. $22,000 in realtor commissions! Chat Icon

FYI - the FSBO companies that list a home on MLS are doing it through a realtor. The realtor is invisible to the seller. The realtor is doing something they really aren't supposed to be doing but for the dollars and cents I guess they do!




So are you saying that if you list through your site... and pay them the $500 buks... they can get a listing on MLSLI right?

It makes sense that the realtor would be doing the actual listing cause its not like an end user or a customer will get editing access to the multiple lisitng service.


I just tried calling them... but they didnt have anyone available to talk to. Didnt feel like leaving my number.

of course! it's certainly alot of money. you have to do what's best for you. i won't wish you good luck, because i'm sure you'll have no problem selling it on your own. it's a beautiful house. Chat Icon

Thats what I figured you wanted right from the start. Chat Icon Why pay crazy broker commissions if you dont have to.

Good luck with it. I plan on doing the same exact thing (get a $500 MLS listing and get it on MLSLI).

I am not sure.

MrsERod says no you can't. But I think you can.

Either way... I would call them to find out yourself. Just make sure you clearly say you want to do all the legwork yourself... you will find a buyer yourself... and you want no agents involved and just want to pay the flat $500 MLS fee (or whatever it is for the county).

Make sure you ask if your MLS listing will be available to all MLS search engines (including MLSLI).

I could be wrong... but somehow I doubt it. Chat Icon

i don't think there are any FSBO listings on MLSLI....
I believe all of the listings are in fact through a company

OK I just found some info on bywoner.com re: MLS listings:

Order an MLS Listing for a low flat fee through our online form http://www.byowner.com/listnow/ or by calling 1-800-ByOwner We will call a local agent in its broker network who will contact you directly and provide you with the necessary paperwork. Return the completed paperwork to the agent who will place your home on your local MLS within 48 hours at no additional charge. The agent will contact you directly to confirm your home has been placed on the MLS Listing System and provide you with the MLS Listing number for your property. Your home will be advertised for six months. When a Realtor® brings you a buyer that results in a successful home sale, you pay the Buyer's Agent a commission (typically 2.5-3%)

Soooo we'd still have to pay a realtor commission.

I am going to have to look into this further. There has to be a way to get on the MLS for a minimal fee.

Your site said 2.5-3%. I found a site that would go as low as 2%.

Since that is negotiable... there may be sites or people out there that will do it cheaper (maybe 1%). I am sure there are some corrupt RE agents out there that will get you on there for cheap and want to make a quick buck. Chat Icon


In the meantime... if you want to try to sell on your own... list in Newsday.com. Their fee is cheap and when I sold my co-op... i only listed in newsday and I got tons of calls every day.

Yes I think we're going to try Newsday too. And one of the for sale by owner sites. I already have it listed on LIW/LIF and Craigs List. So hopefully you all are right and we'll sell fast!! I am so nervous about this all!!

The woman told me that when you do this type of listing... your name and number get listed as the "selling / showing contact" on MLSLI.

Problem with this is... that number is not visable on the public MLSLI website. Its visable on realtor section of MLSLI so the buyer's agent will contact you directly if they want to see the property.

But that same section where it will list your name and number... you also must list what percentage of the sale are you willing to pay any buyers agent. (lowest I found was 2%). So you are selling the home on your own... you eliminate the listing agent's commission. But you still have to pay a buyer's agent.


The woman told me that MLS will take down any listing they find that has owner contact information on it. I guess thats their way to justify their existance.

Yup you learn something new everyday I guess. Try Newsday first. You may be surprised how many calls you get.

Here's one way that may get you MLSLI exposure and not have to pay a listing agent....

Have the internet website you get your FSBO MLS listing... edit your MLS listing to add an open house date.

They can put in an open house... then you will probably get a lot of buyers showing up without an agent. Then you can deal with those buyers directly when they show up... explain you prefer a FSBO deal with no agents and you should be good to go.


I know I looked at a lot of open houses I found on MLSLI without an agent.

Yes, we will if we need to - in about 2 weeks we would probably have one if we havent had any luck by then.

For just 7 day listing... put an open house date and address in the listing.

I think I got a 30 or a 60 day listing with them. That might be better. See what that costs.
