House offer - Question *Update*

On a house that is $409k, What would be your first offer? We were thinking $387,500=.

I'd say it depends on how long the house has been on the market and how quickly they want to sell. Also, what the houses around it have been selling for.

You're offer seems reasonable, but I have nothing to base that off of, other than the listing price.

our list price was 409 and we offered 360 and worked from there and ended up at 369

I was going to say 375 or even lower...I would start as low as possible this way you have somewhere to go.

They already told us in conversation that someone offered $380k and they didnt want to go that low...that was when they were asking $429k

We think we are going offer $389k if danielles dad says the house is good

I think $387 or $389 sounds good.

Bidding low like $360 could be a good strategy if you know the house has been sitting around on the market awhile. But from a seller's perspective (we just sold our house last month)-- when we were getting these lowball bids, like $40K or more less than list price, sometimes we didn't even bother countering, we just rejected the bid completely. Because we got a ton of bids for the house, for much higher prices than that! Some of our bids fell through (one couple got cold feet about buying, another couple took their parents to look and their parents thought the yard was too small, etc), but in the end we accepted a bid that was only $5K below asking.

So you don't want to bid so low that you are taking yourself out of the running.

if someone offered 380 when the house was more why didnt they budge or did those people drop out. it doesnt hurt to low ball worst case they so no.

Yes.
First offer was $385k turned down
Second offer was $392,500 turned down.

He said he will take $400k the lowest, because he put a lot of money into the house....and I know he did. So I know it is only $6500 or so of a difference and right now I guess we have to decide if we can do it.

What would you do???

IMO - $6,500 is only a few hundred bucks a year over the 30 years (assuming a 30-yr term). If it's the right house - and since you've been looking forever - - I say go for it! If you get it - the little additional money will be forgotton once it's yours!

If it fits comfortably into your price range, and you love the house, then go for it. If it turns out that the house is not as great as all the $$ he put into it, that will be revealed during the inspection, and you can retract your offer or even renegotiate price.

If you can afford it ($6500 probably makes verylittle difference monthly) and you love it, go for it!

Well we will find out today if we can really afford the house...I will keep you posted.

We went back last night to the house to show Danielle's sister, and we saw that we have a rose bush in the backyard. The owner gave Danielle one of the roses. It was a huge rose.

She said you deserve this, and hopefully it will be your house. They already told me that they hope we buy the house, and I hope we do too.

Thanks. Danielle Spoke to the broker this morning. Now we just have to sit down together today and work some numbers out. Hopefully we will be able to put an offer in sometime this week.

I know it is going to be an inexpensive thing for us to do, but it is going to be soo worth it. Its a good thing we do not need to buy any furniture. We already have everything that we would need to furnish that house.
