Okay, that looks SO MUCH like my FIL's kitchen. EXACT same cabinets, counter and almost the same dishwasher and oven.
And if we ever lived there I'd say definately gut it.
But part of me would feel bad ripping down the origional counters since so few are probably left in Levit houses....but the other part would want things to be more up to date!

Yes, it was my first post. And?
I am a lurker here, mostly on the home board because I am looking for a house right now. All the websites I've been to the story is always the same, something that really isn't that bad is just a horror to people. I just feel like we've all become so spoiled you know? If it was good for our parents, and it was kept completely pristine...why is it so bad and why does it have to be completely gutted right away? It's all this keeping up with the Jonses crap. People just can't seem to wait for things anymore. And yes, I know that houses are expensive (hence the reason why I am still looking.....) but it's all relative. I know I will have to pay more than what it's probably truly worth when I do find and I do have the money, but back when our parents bought it was just as hard to do and the prices seemed expensive then too. Prices are not just going to decline hundreds of thousands of dollars either. A house that is 500K now, isn't going to tank on LI to 250K. Ever. And if the prices "drop" to 450K..when you are paying a mortgage..it's just not a huge difference at that point.
I guess I'm just trying to stay grounded. I know I won't get my "dream" house right away...but it will be my dream house one day. That's why I appreciated this post.

You may want to consider the appliances. The oven looks like an apartment size. I might consider redoing it all if you can afford it.

it's not bad- it's just out of style- style's change- my parents built there house - and at the time it was up to date- I never lived in a house that was out dated- and neither have my parents- both of the houses they lived in - they built- I don't expect my dream house right out of the gate either- but I see nothing wrong with updating the kicthen- it wouldn't stop me or anyone who posted from buying the house- if all other things were consider were right-
most people don't start out this confortational- but with a Hi- I am so and so and I am do this and that
not you are all spoiled b/c you want a new kicthen- please- kicthens and bathroom are very important-

the problem with leaving the kitchen is that the stove looks smaller than stoves today so that is going to be a huge project. and there is absolutely no countertop space whatsoever

If I could bake a cake in that oven, cook a turkey, if I could fit my plates in those clean cabinets...I'm fine with it until I earn the gourmet kitchen that I want.

Welcome! I agree with your opinion. I think if you have the resources to renovate, that's fantastic, but I don't see it as a necessity, as long as everything is in working order.

Didnt realize it was your first post - welcome. As for why I said gut it....If you can afford it - that would be your best choice. You dont even have to go crazy. You can get affordable cabinets at home depot or Lowes, oe even Ikea. For countertops, you get a Formica top or a Butcher block top. My levitt Formica counter top costed us $150 and Lowes even cut out the area where the sink was....It looks like granite, but it is not.
As for the floor, if you dont want to spend so much, go with Inexpensive ceramic tile from home depot, or procida tile, and for the backsplash, you can do the same thing. Make sure you update the outlets to GFCI, to make them up to code.
As for the appliances, you can get an affordable, stove, dishwasher and refrigerator....Dent and scratch, clearance, package deals....etc.
My friends are doing their levitt kitchen over now....and making it into an L shaped kitchen. They have a cape though...That kitchen you posted is a ranch kitchen.
Even if you cant afford to do everything at once, I would do a little at a time. Even if the redo you do now isnt going to be your dream kitchen, It is what you can afford at the time....
Danielle and I were lucky that our cabinets were in such good condition. We replaced the knobs, Countertop, Floor, and installed a Backsplash, painted, moved the refrigerator and the pantry....and then put up a few paintings and a clock. Its not our dream kitchen, but we spent under $1000 in it...and we are happy with how it turned out for now.

The house we bought last year has a terrible kitchen. It's the one thing I really want to change. But, since we don't have the $$$ right now, we are going to wait. My friends bought a house 7 years ago and just finished their kitchen, which is beautiful now. If the kitchen is workable (and BTW, if it's two people you probably don't need a full size stove/oven right away) then you don't necessarily have to gut right away. I agree that a house is not necessarily your dream house when you buy, and that people seem to want the perfect house right off the bat. You know what, if you have the $$$$ that's great. But as a few poster's have said, you don't have to buy your dream house - buy in a location you love - you have your house for 30 years, you can fix the things you don't like over time.
By the way, if you have the money to buy your dream house and/or gut a house that's wonderful. I just think that a lot of people seem to want to buy or have a perfect home even though they don't have the $$$$.

Ok, I don't think I posted this as confrontational. I posted my opinion, and I believe that if you took it as confrontational it's because you don't agree with it. But that's neither here nor there. I also never called anyone on here spoiled, I said in general terms that we've all become spoiled because we want what we want now, and no one can seem to wait anymore. Not sure why you took this personally when I was saying myself that I want it all also.
Sorry I didn't introduce myself, but like I said I've been lurking here for a while and I thought just "jumping in" was the way to do it.

this is the correct answer.... kitchen is out dated...is it useable for now? Sometimes you have to take a step backwards in certain areas to move ahead. You may pass on this house, find a different house/price but kitchen is done. If you like location and layout of t he house...then you should be sold.
if you are good and finances are good, it could take 3-7 days to redo the kitchen...
When you buy, you get walls and land. eventully, people redo the inside anyway.
and about the intresting post, she perfectly good and vaild agruments... some people are too quick to judge others escipcally on a message board...

Gutted. I think it could be updated, but for it to be fully functioning, gutted would be best. Look at the stove!! We had that tiny stove in our first apartment! Tiny tiny. Plus, we don't get to see the rest, so who knows.

i have to say i agree with a lot of the points you are making
not sure what it has to do with this thread...since all that was asked was if we thought the kitchen was in need of gutting or not...
but regardless...i think MOST of the houses that people buy... At one point or another you will gut the baths and the kitchen...
even if it isn't immediately needed... most likely it will be done..JUST for the simple fact that you will want to make your house YOUR OWN...
So i think when looking at houses...i really wouldn't be making a stink too much if i had to gut a kitchen or a bath..
i know i am going to do it anyway. As long as you are happy with the layout of the kitchen..then that should be a great starting point
BUT....
with the prices of the houses today...it does play into pricing if a kitchen needs to be updated....that is just a fact. it isn't about entitlement...it isn't about being picky...
if it is old....a price of a house should reflect that...
and in all honesty...that kitchen is NOT prestine...by any means

I agree w/Red. no one who buys a house on LI has a sense of entitlement IMO. I hardly think that would be the correct term describe hard working people who spend a heck of a lot more on housing than most of the country.
that kitchen is awful! end of story

Definitely gutted... I lived with a stove that size for 4 long, painful years so I wouldn't be willing to live with it for one day in a home that I owned.

I'd gut it...
FYI, we just bought a new house with a kitchen that looked VERY similar. We gutted it ourselves, and redid the kitchen, and it cost us under $10k... I'll post pics when we're done.

I'd have to look closer, but I think it could get away with a half-gut.
My aunt has those original Levit cabinets and I don't know how she has dealt with them for so long. In reality, replacing those cabinets would probably only be $2-3K. The floor would probably be the biggest pain, but they do have those sticky tiles that give a nice look.

when us prospective homeowners are paying twice the amount the seller paid five years ago with the same sh*tty kitchen, i dont think i am acting entitled.
but htose people five years ago bought houses in the same condition from people who paid way less than they also. its all relative

I agree. If the sellers changed the floors, refaced the cabinets and updated the appliances the house would probably list for more. and they may use the crappiest supplies. My point is isnt it better to buy a house that needs some updating if thats what you can afford and then with time make your own upodates rather than paying more money for a house with updates. When we looked at houses I refused to look at house with updates made just to sell, usually they are done like crap and done only to make a return. Cabinets were cheapy *** cabinets, nothing ever looked finished....... Just wanted to give foood for thought....
Our kitchen wasnt updated since 1970 abnd the cabinets are olddddd, but when we went to the cabinet store is cost like $30k to have all wood cabinets which ours are. I was like whattttttttt....... Rather have all wood than pay for someone elses veneer cabinets JMO

I agree as well - definitely liveable for however long you need. And for the record, our stove is about that big and while I don't go cooking turkeys for 12 people, it's perfectly sufficient for us right now. We're waiting to get enough money together for an extension which will inevitably change the layout of the kitchen, so there's no sense in buying new appliances.
While houses are expensive, and you do want as much as you can get for your money, a kitchen that needs work is an opportunity to add value to your house.
