No... actually about a year ago... I was flour-bombed by the ATETCA... otherwise known as the "Association for the -Tipping Expecting- Title Closers of America".
This incident put a permanent scar on my life and I haven't been able to live it down.
Thus... I need to express my rants on a random internet forum.

A mortgage broker saying not to tip???? BTW this is Hubby, mortgage brokers are the BIGGEST CRIMINALS in the industry...why should someone have to pay points?? Cause the broker has to pay for his porsche?

Have you nothing substantive to say about tipping closers so you are attacking me for being a new poster to LI Families? I am an outsider, yes. You are therefore execused in your prejudices and hatred of all that is alien to LI Families.
This culture on this webste of ostracizing people who aren't considered a part of your LI Family society is a little sick. I was hoping to say something constructive and joke around about DJ Pill who clearly has some unresolved issues with title closers and I am personally attacked? Calling someone a coward? I mean really. Would you like to challenge me to a duel now?
My advice comes from great experience in the title industry. But becaue i am not a regular on this website I am ignored? That is deranged.

Look at any HUD-1 form and look and see what the mortgage broker gets. They get more than the title closer, and all 3 atty's at the closings combined.

My broker made about $2000 (paid by the bank)... give or take. They are crooks in the end.
I don't care... cause I got a KILLER interest rate from him. (5.375%... 0 points... 30yr fixed).
He can be a crook all he wants... if he offers me those kind of deals.

Hubby again, I hate to tell you this but you did pay him a lot more you just didnt see it, they charge all sorts of crap like document prep fee and a whole bunch of processing fees which dont really cost as much as they charge.

Believe me... I know more than you think.
Yes I got hit with some fees (not a lot... maybe quarter of a point)... but the best 0% no 800 fees offer I had at the time was at 5.75%. Most banks were in the 5.75 - 6.00 range.
The difference in the interest rate means... I break even with the "fees" after two years of making payments.
Then add on all of the mortage interest I save over the LIFE of the loan going from 5.75% to 5.375%... and its a no-brainer decision to go with the much lower rate.
Now if the rate difference was only an eighth of a point... then thats different.

Next 30 years? How do you figure? Its worth it if I am in the house for 2 years.
Do the numbers.
Calculate a 300k mortgage with $1500 worth of fees at 5.375%.... then calculate a 300k mortgage with no fees at 5.75%.
Then look at how much you pay in mortgage interest over the LIFE of both loans. You are talking tens of thousands I believe.
Then look at any amortization calculator on the internet... look at the two deals... with the 5.75% deal I pay about 370k worth of mortgage interest over the life of the loan. The 5.375% deal I pay only 305k. Thats a potential SIXTY THOUSAND DOLLAR SAVINGS.
Even if you don't plan on staying there forever... look where you break even on paying the $1500 over time. Its about two years... give or take.
I know you hate brokers. I hate them too. I was also a big advocate of paying NO FEES.
But trust me when I say... it was a no-brainer decision with the discount of the interest rate I got.
Are you still going to disagree?

Yes, take an arm loan for 5 to 7 years at a 4% loan, less out of your pocket now and later, move out of the house and still have money in simple simple terms, y pay ALL that interest if you will only be there for a few years.

Monthly payment at 5.375%: 1670 Monthly payment at 5.75%: 1750
I pay off the $1500 in fees in 21 months.
Still think it was a bad deal?

Now you are comparing apples to oranges. Now now now... you can't do that.
My broker would have shaved a half point on any of his ARM products compared to my next best offer.
But regardless... I don't believe in ARMs... they are not for me. ARMs vs. Fixed is a totally different debate.
Compare apples to apples... 30yr fixed 0 points from both deals... the broker's deal was a better 30yr FIXED deal.

Believe me. I hear what you are saying. I can't stand brokers. They are one step above car salesman as far as I am concerned. A lot of them will offer the SAME rates a major bank will... AND they will tack on all those stupid 800 fees.
I don't even like my broker to a point. I know he is full of shyt on a lot of things. But I am educated enough to spot the BS from the real deal.
Will I recommend him to somebody? Given my experience and the money I saved in the end and I have the numbers to back it up... I sure will.

Currently? Thank god no. The club scene is keeping me busy enough. And definitely not doing the bar mitzvah or sweet sixteen thing anytime soon.
The last thing I want to do is have to kiss some prepubescent "little princess"s (_)_) during a party.
But you never know... I may get back into the private party business at some point. I'll have to keep an eye out for ATETC (or whatever the hell association its called now).
