Personally...I really love the house. yes it needs work but the floors are gorgeous....get them redone and they are perfect! I love the kitchen layout. But then again, I love old houses...they dont built houses like that anymore!!
i think that is a good price for Merrick.
As long as you are willing to do some work, its a good deal!

My DH would love the 2 car garage and it's in a nice neighborhood. The hardwood floors are there and just need to be sanded and finished. The house needs a lot of work and if you are willing to do it, it looks like a good deal.

I grew up very close to that area. It's definitely a great SD.
it's right off of Merrick Ave, so it might be noisy. The house is cute, it has charm. def needs quite a bit of work and updating. I like that it has 3 beds, a basement & 2 car garage. decent sized property too.
it's hard to give an opinion without seeing the actual neighborhood.
Have you gone to look at it yet?

Needs work, kitchen (tiles, cabinets, floor), wood floors need to be redone, wallpaper should come down, looks like some new windows have been installed, and the driveway to the garage needs attention.
It has potential and the price for Merrick seems good.

Yes, I have...it needs a lot of work. It has a Chambers stove...which is ancient! The bathrooms are old, the windows need to be replaced, the floors need to be redone and the electrical outlets are strange...they're 4 prong outlets...I've never seen that before.
For some reason, we really like it...

I agree! It has real potential to have such charm. Such a sin that it needs work at that price but you are paying for a good area....

I think that we're going to bring in my FIL and my father to check out the house...then we might make an offer if everything checks out. My fil buys, fixes up and sells houses and my father knows a lot about tudors because he used to own one...so any help we can get will be great.

Have your FIL estimate the cost of the work that needs to done and knock that off the price.

I agree with the otehr posters.. this home DEF has character and potential! I would bring in your FIL and dad and see what they say!
I would DEF consider it-It looks like you can do a lot of fixing-with a good SD and a decent sized property!

I believe that other homes are going for MUCH more. I think it's been on the market since May.

It is a project but I think it could be well worth it in the end especially if you have family in the business.
Here's what I would do/did with my own house. Bring your FIL in and ask him to tally up everything that would need to be done (of course, before inspection).
Make an offer reflecting SOME of that cost. You honestly want the seller to bite and too low of an offer they might not.
Once they bite call in a VERY thorough home inspector. I'm sure his list will even be more extensive and itemized. For that house it will be A LOT. Apart from all of the things you said, I'm sure the heating and electrical need a complete upgrade, and possibly the plumbing... about 30K for just those things.
When the home inspection comes back with the figure for all necessary repairs (remember this isn't cosmetic, just to systems of the home) THEN you ask for the rest of the money back off of the original agreed upon price.
It's better to do it this way because you already have the seller "on the fish hook" so to speak because your original offer wasn't too ridiculous. An original VERY low offer will make them balk. To be honest I think the price of that house largely reflects the work that is needed and a very low offer they might not even entertain.
Their RE agent will probably urge them to negotiate the price even farther knowing that they are already half way on this deal and who knows when the next offer is going to come around. They should then be willing to give you the majority of the money back off of the agreed upon first offer.
This is what we did on our house and it worked. Our seller (last year) also had no idea it was going to take so long to sell her house (when the market started to turn but the house was in BAD shape, you saw my thread...lol.) and she was getting desperate.
If you are up for a project... and I lived through one this house could be a GEM!! It just takes lots of patience and a real love for the house but in the end it is so worth it because you will have a house exactly to your tastes.
BTW: One of the top school districts on the south shore. So worth it.

I absolutely agree! It's amazing what a coat of paint and sanding the floors will do.....
