Another Inspection/Contract Question

When you want the Seller to fix certain things (not too major - but they need to be dealt with) do Buyers typically ask them to do it before signing the contract or do Buyers put language in the contract stating that it must be done before closing?

My lawyer recommended that we ask them to get it done now, before signing the contract, but I really, really, really want to sign the contract, for peace of mind. I have this horrible sinking feeling that someone is going to come in and outbid us before we ink the deal. I will be devastated!

Does anyone mind sharing what they did if they were in this situation? What do you think the customary practice is?

nj is a little different than ny- we signed the contract and then had the inspection and then we asked the lawyers to ask the sellers to fix things or to give us a credit if they dont fix what we wanted before the closing

This sounds like a good system, at least you have the contract already signed. I wish NY did it that way! Good luck with the new house!

We had them put it into the contract and the day of the final walk through, all the things had to be completed before we sat at the closing table.

We had a few minor things we wanted the sellers to fix, and also one major item that they were to give us a credit for. We had our attorneys add this to the contract before we signed it, so they were bound by the contract to fix these things before we closed. I think this is customary...you might be able to amend the contract after the fact, but the sellers might not be open to it at that point. I'd push your lawyers to try to get it into the contract before you sign it.
