any advice or words of wisdom to help me not have a nervous breakdown.
So this was the first weekend that dh and I went to look at houses (we have researched online for weeks and picked our top ones to go see in person)
Our 3rd house that we saw might be OUR house. It was an open house. Has been on market since January and listing expires first week of July. Couple is getting divorced and they need to sell, they are already losing over $100,000.
The real estate agent said that there was a strong offer on the table already but they wanted to do one more open house.
We went back and looked at it a second time and we really want it.
My dh is a real estate agent and mortgage broker and he said that agents lie often about having other offers.
My dh thinks we have a shot since he is the agent and the buyer and the one doing the mortgage and we are putting 20% down.
I am so scared that this is going to slip through our fingers and I do not know how to play it cool and not get emotioanlly involved in the house.
Anyone have any words of wisdom or advice from someone who has gone through anything like this.
I WANT THIS HOUSE SO BAD lol

what's the asking price? and where would you want to bid? 20,000? under, 40,000? under? if your offer is reasonable, then they should counter even if there is another offer on the table...

The asking price was $349,500 and I think dh wants to start at $330,000. I hope they decide to go with us since we can get the ball moving much quicker than anyone else and since we are putting 20% down.
I guess its just the waiting game now

I thought we were in good shape with 20% down, only to lose 2 houses to full cash offers! You just never know who you are competing with. GL!

def do not believe them when they say they have offers. they may, but may not. i would work it as if you are thinkig you are the only one interested. if you let them know that you are strong buyers(have the $ available for downpayment, have your loan approved ect..) they may truly consider you over someone else. Also, they are getting divroced and seem to be ready to get out. I would stay cool. Its real estate and it can be unpredictable even if everything seems to go smooth.

We were told there were other offers on our house too but it was a lie. Lies lies lies. I agree with dh. We went in 10% below asking and went from there. She kept turning us down and we said fine we will keep looking. Suddenly we were the top offer and they were willing to work.

its so hard to tell, they may have an offer, they may not
but the thing that you have going for you is that you can close quickly- when your dh makes the offer to the sellers- he should mention that the $$, the fact that you are preapproved and can be ready to close within 30 days if necessary
when we bought our place- we were $6000 less than the best offer BUT they needed 90 days to close and we were ready to close within 30- so its a definate advantage
