- Good/bad areas? - Taxes - School district

it's Palm beach County I think
which means the taxes are 2% of your purchase price
which is good now- b/c the prices are houses are roughly 50% of what they were
tons of foreclosures and short sales to be found as well- and lots of speculations who bought houses that need to sell them
I look on realtor.com alot

I am not sure which counties besides PBC are doing the 2% thing
as far as schools- I have only heard good things about the Boca Raton schools

Florida is changing drastically. Boynton Beach used to have a real good school system but last I heard it was getting worse . Boca will always have good everything period.

There are so many schools in the Boynton Beach/Boca/Lake Worth/Delray area. Some are bad, some are A+... plus there are at least two brand new schools that I know of that are being built now.
Also, in Florida you don't have to stick with your school district. You can apply to any other school in the area. My coworkers kids go to three different schools (two are in Boca schools and one is in Boynton) and their address is Lake Worth.

Plantation and Fort Lauderdale are Broward County. Fort Lauderdale is an incredibly large area though - so not sure what schools that would be off-hand. Go to the county school website - browardschools.com - and try and search to see what schools it would be - you would need more of a definitive address/area. You can also look at the ratings/grades for all the schools in the county.

It's a harder question to answer than it would be on LI - as Jess said, so many people get their kids into magnet schools, or try to reassign to another school. The cities down here are HUGE HUGE HUGE and within a lot of cities - there are good parts and bad parts. There are a lot of cities that are very desirable the further west you go or closer to the water. But in those same cities, you probably would not want to live close to I-95. There are good communities out west like Weston. I am in Coral Springs which is considered a "good" place to live, but changing - the schools are better the further west you go. Parkland - right next to CS is very desirable, good schools and $$$$$$$.
We have been renting here for a year and still haven't decided where we want to settle. My family is all in Boca which is a great place to live, but you still wouldn't want to live in Boca around 95.

My best friend moved to Ft. Lauderdale/Coconut Creek with her parents when we were in HS, and they weren't happy with the HS, she ended up going to Cardinal Gibbons. That's all I can say. SHe is now in the WPB area and says their not great where she is now either.

It is overwhelming and frutrating which is one reason we keep putting off looking to buy. I would consider myself knowing a lot more about Florida than the average person who also didn't live here. A lot of my family is down here and we've been coming to visit for almost 30 years. At the same time, we knew it was right for us to rent first - we did not want to the pressure to buy before we came down, we wanted the time to get to learn the areas, explore, etc. There are tons and tons of rental communities down here - houses, condos, apts, etc - many people do start out renting so you do have that time to make an informed decision about buying.

That's Broward County. My parents live in Ft. Lauderdale - Weston area. Schools are good in Weston and they love where they live. I know you mentioned Plantation, but I'm not sure about their schools. Weston is a few towns away from Plantation.

what's pricey?
you can buy a HUGE house in Boca now for $350K- $400K or less (5 bedrooms, pool etc)
3 years ago it was $800K
the flordia market is awesome for buyers now- and is only going to get better (for buyers) in the next year or so
ETA- the $350-$400K was not a foreclosure- but plenty of those to be had!

wow- now I want to look up some and see! I only really ever go to PBC and I never look anywhere else on line
as for Boca....
realtor.com - tons - so many it would take me 2 hours to go thru them all
I would love one- then click on the next and like it better-
of course- I have only seen them on line- they could be built on swamp land (or that's what my brother would like me to believe)
they also have a tour you can take of all the foreclosures in a certain area- you pay $20 to take a coach bus around to different houses

My niece grew up in Ft Lauderdale proper with her Mom. She went to private school & then was accepted to a highly desired private high school. She's now in her second year of college. Her 1/2 brother is younger & goes to private school too.
My other BIL & SIL moved from Lake Worth to Wellington because the schools were "excellent", they've been there three years & all three of their girls are going to different schools than the ones they started out in.
If I were moving to Florida anytime soon, I'd rent first to check out the area. Things are changing by the minute there, its always been a transient population but now its worse. Then I'd buy & I'd only buy in a price range that I would be able to afford private school tuition if I had children of school age at that time. As the demographic changes, so does the school districts. Even some of the new more highly skilled teachers they acquired during the boom are moving out of Florida.
