Appraisal Question
Just curious to know what kind of things are looked at when appraising a house? (ie, condition, square footage, etc.) And is mynassauproperty.com somewhat accurate?

I looked up mine and a few others. The assessment and fair market value numbers for what I saw were low for 2006. In the 2007/2008 school year numbers, those look correct.
Nassau county went through a re-assessment a few years ago getting the property values for tax purposes in line with what they should be. It's taking time for the numbers to reflect complete accuracy.
My numbers for the record were $80K below what the fair market value is for my home for 2006 but come up to the right amount for the following year.
Appraisals and assessments are two different things. Assessments only take into account what has been reported. They will not include renovations.

I thought the numbers on my nassuproperty seemed pretty low for 2006. What I don't understand is what if they do drive by appraisals how do they take into account the renovations?

# of bedrooms, bath, square footage, etc. this is what is used for comp sales as well. my nassau properties seemed a little off to me.
ETA: mynassau is also outdated, or at least some of it is. They've got a photo of my dad's house that is at least 6 years old. not sure if that means anything though.
