Approaching a house thats off the market

If we saw a house with our agentthat was listed with a realtor a few months ago, but now the house is no longer on the market - can we approach them ourselves to see if they're still selling w/o an agent? They're no longer under contract with the realtor.

Most agents put a "clause" in their contracts stating that anyone that saw the house while it was on the market and listed with them they are still entitled to get their commission.

The agent can find out evenrtually through public records who bought the house so, eventually they may come after the seller or buyer (Usually the seller).

yeah, that's such melarkie. i want that out of my contract!

you should approach the sellers. leave them a note in their mailbox. i hope someone does that to me when i stop selling.........

So the 90 day contract thing would be on the sellers - what about that we saw the house through our own realtor we're working with. Will he be entitled to a cut still, can I approach the seller on my own? It would seem I can but not sure.

We never signed anything with our agent.
