Are there any brand new homes on LI?
Husband and I are looking. We are very disappointed for what people are asking for these old homes here. Not much space (sq. foot or acreage).
We were spoiled when we visited our parents and in-laws in ATL and TPA....the homes there are drop dead gorgeous and no where near the crazy prices/taxes on LI.
We're thinking of purchasing land and building. Any thoughts?
Trying to weigh the pros and cons of purhasing only to have to dump more $$$ to remodel to suit our tastes.

looking on MLSLI, I've seen quite a few brand new homes....it all depends on the area you're looking to buy in.

Before we bought our home we looked at a lot for sale and I *think* that it is hard to get financing for land - you basically need to pay cash or have the houseplans in place and wrap the cost of the land into a new-home mortgage. HTH.

Most of the lots for new construction are either way out east or are sandwiched on a subdivided lot or in an undesirable area, near train tracks, a cul de-sac right off a main road etc.
Just FYI, new construction actually is taxed at a higher rate than old construction. We looked at some fairly new homes right near where we bought and taxs for a 1/2 acre plot were over $15,000 and that's in East Northport a town with a lower tax rate than many surrounding towns due to LIPA being in the town. IF it was in some surrrounding towns the same house would be $18,000-$20,000 in taxes. BTW, it was for a four bedroom colonial, den, LR, DR, kitchen, double garage, 1/2 acre. Price started at $750,000.
The new construction houses by me right off of Elwood Road START at $975K
You might have to go further out east for some more affordable construction.

most of the new homes I see these days will run you a good $500+. I know out in Miller Place/Mt.Sinai there are a ton of NEW HOMES, but basic starting price is $600+. I have a newer home, built in 1996 for Sale. If you are interested you can view it on the real estate link on this web site or just FM me. It is located in Rocky Point, just one block from the beach.
